Home prices are down again in Mississauga.
Mississauga’s housing market cooled in July, with both sales and prices moving lower as buyers became more cautious, Zoocasa said in its analysis of the Toronto Regional Real Estate Board data.
The average selling price dropped to $899,002 in July, down 11.4 per cent compared to $1,014,120 in June, Zoocasa noted. The average price was at $995,599 in July 2025, according to TRREB data.
Home sales declined 11.8 per cent month-over-month to 500 transactions.
Supply also pulled back. New listings fell 15 per cent from June, and active listings dipped 2.7 per cent.
Despite the decline in inventory, homes continued to sell in an average of 47 days, matching June’s pace, Zoocasa said.
“Detached homes led the overall slowdown,” Zoocasa said.
Sales fell 18.9 per cent to 184 transactions, and the average selling price dropped 15.2 per cent from $1,482,130 in June to $1,256,800 in July, the largest price decline among all property types, Zoocasa said.
This is also a big drop from the average of $1,481,894 for a detached home in July 2025.
Semi-detached homes also lost momentum. Sales declined 19.8 per cent, and the average time on market increased from 19 to 26 days, the biggest jump of any property type, although prices, at an average of $891,613, remained relatively stable.
Freehold townhouses were the Mississauga market’s strongest performer, Zoocasa noted.
Sales rose 27.8 per cent to 23 transactions, while the average selling price increased 3.3 per cent to $911,812. They were the only housing type to record a month-over-month price increase.
Condo apartments hit an average price of $511,649, down from $525,333 last month. The average condo price was $546,721 in July 2025, according to TRREB data.
TRREB believes prices could increase again in the fall.
“While uncertainty about the economy and borrowing costs persists, recent news has been more positive than expected,” said TRREB chief information officer Jason Mercer. “The latest readings on economic growth and jobs surprised to the upside. This could help bolster consumer confidence and prompt an uptick in home purchases in the months ahead, especially if home prices stabilize as we move through the fall.”
