A Brampton shopping plaza could look considerably different in the coming years, with a proposal to fill vacant portions of the property with new retail, office space and eventually housing.

A development application has been submitted for the SmartCentres Brampton Northeast shopping centre at 5085 Mayfield Road, at the southeast corner of Mayfield Road and Bramalea Road.

The proposal is being billed as an infill development, meaning the new construction would take place on vacant portions of the existing shopping centre rather than replacing the plaza’s current major stores.

The existing Walmart, Dollarama, GoodLife Fitness, LCBO and other businesses at the shopping centre are expected to remain in place. The existing entrances to the plaza would also remain.

Instead, the plan would add three new commercial buildings, providing about 3,667 square metres (39,472 square feet) of additional floor space.

The most prominent addition would be a two-storey building at the “Gateway Corner” of Mayfield Road and Bramalea Road.

The ground floor is planned for retail and commercial uses, while the second floor would be intended for office space, including professional or medical offices.

Two additional buildings would be single-storey commercial buildings, with the application allowing for a broad range of retail, commercial and service uses.

The proposal also looks beyond the immediate retail expansion.

A future phase calls for a mid-rise residential building along Inspire Boulevard, bringing housing directly onto what is currently a predominantly shopping-centre property.

That could gradually change the character of the site from a traditional suburban plaza into a more mixed-use destination where people could live, shop, work and access services in the same area.

For shoppers, the most immediate impact would likely be construction and changes to portions of the existing parking area as the vacant sections of the property are developed.

But the proposal also has the potential to bring new businesses and services to a rapidly growing part of northeast Brampton, while adding residents who would live within walking distance of the shopping centre.

The SmartCentres property currently covers roughly 23 acres and is anchored by the large Walmart Supercentre.

The application is still in the planning process. The City of Brampton has issued a Notice of Complete Application and the proposal is undergoing technical review by City departments and public agencies.

A statutory public meeting will be held in the future, giving residents an opportunity to comment before the application eventually goes before City Council for a decision.
