The average rental price of some two-bedroom units have jumped more than 4 per cent in August compared to 2025 numbers, while two-bedroom condo and purpose-built apartments have stayed mostly flat.

The data comes from the latest National Rent report and shows Brampton had an average rental price of $2,259 across all property types and number of bedrooms.

Brampton ranked No. 16 on the National Rent report’s list of top Canadian markets for rentals, book-ended by Langley, B.C., at No. 15 ($2,266) and Victoria, B.C., at No. 17 ($2,255).

One-bedroom rentals dipped down 1.5 per cent month-over-month in August to $1,971, while two-bedroom rentals edged down by 1.2 per cent to $2,351, according to the report.

And while condo and purpose-built apartment rentals were down just 0.6 per cent compared to August of last year, two-bedroom rentals in detached homes and other property types climbed 4 per cent year-over-year.

Purpose-built rentals were the “most resilient” part of the housing market last month across Canada, with asking rents down 3.3 per cent year-over-year to $2,038.

The average asking rent for all residential properties in Canada last month was $2,035 – down 4.8% year-over-year, according to Rentals.ca and Urbanation. Nationwide, the average asking rent for apartment and condominium units was $2,040 (down 0.2% from July), with Alberta and Ontario seeing 0.4 per cent increases.

President at Urbanation Shaun Hildebrand said the “seasonal tailwind” that brought rents up through the spring and summer have faded, and that the escalating trade war with the U.S. “is emerging as a new uncertainty for the rental market.”

“Demand could be impacted in the near term through lower employment and consumer confidence, while supply is being threatened through potentially higher construction costs,” Hildebrand said in the report. “For now, the direct exposure appears localized to specific industries and regions, but the broader economic uncertainty is something to watch out for.”
