This three-bedroom house has 2,803 square feet of living space on a 55- by 123-foot corner lot backing onto a major intersection in Calgary’s west end. Sensing buyers might see the hum of traffic as a downside, agent Joel Gwillim set an alluring price of $1,124,900 this summer. Tours were held daily, with 15 visitors over roughly one week.
“You can hear some road noise, but we had that in consideration when we were doing the price strategy,” said Mr. Gwillim.
“People came through and proved they were looking for a large home with multi-purpose areas.”
One buyer began purchase talks even as two rival bidders entered the fray. The best offer added $5,100 to the asking price.
“We weren’t expecting multiple offers for this one,” Mr. Gwillim said.
“We had very happy sellers who didn’t have to spend a long time on the market.
