The buyer negotiated a deal shortly after the house was relisted with a lower asking price.Re/Max West Realty Inc.

This four-bedroom house has 2,510 square feet of living space and a finished basement with direct access to a heated garage and driveway. There’s also a rear exit to a hot tub and cabana on the 35- by 120-foot lot. Though buyers this spring were intrigued by the home’s design and convenient location a block from Bloor Street West, there was only one offer, and that was far below the asking price.

“There are excellent schools in the area that certainly attract a lot of young families,” said agent Luisa Piccirilli.

“It was a very spacious house, but a lot of feedback was [that buyers] wanted it a little bigger. Otherwise, the upgrades more than made up for that.”

In August, the home was relisted with the asking price cut by $150,000. Within two weeks, one buyer negotiated a deal at $3.5-million, with another potential buyer waiting in the wings.

“All of a sudden, we had so many more eyes on the listing,” Ms. Piccirilli said.

“I like to work with one offer at a time, but we could have had a choice of other offers. We had someone potentially waiting if something went south with this offer.”

This two-storey house has an office and open-concept living and dining areas with 10-foot ceilings.

The kitchen has an island, a pantry and sliding doors to the patio. There is a barbecue station, a cabana with a wet bar and a powder room.

There are five bathrooms, and a sauna in the basement. Also downstairs is a recreation area with a wet bar and heated flooring.

The agent’s take

“The cabana was great because it was multifunctional,” said Ms. Piccirilli.

“It could have been a yoga studio, definitely an office or even a cigar lounge.”
