standardized designs could speed up homebuilding in the NWT"},"content":{"rendered":"<p>For the first time since the 1970s, the federal government has released a housing design catalogue intended to speed up the process of building dense housing and make it more affordable.<\/p>\n<p>The Canada Mortgage and Housing Corporation catalogue, <a href=\"https:\/\/www.housingcatalogue.cmhc-schl.gc.ca\/designs?region=065b05c8-e4bb-4077-91e6-6dba6f892d38&amp;sortOrder=A-Z\" target=\"_blank\" rel=\"noopener nofollow\" title=\"\">released last month<\/a>, includes renderings and floor plans from which anyone interested in building a home can either draw inspiration or acquire technical specifications.<\/p>\n<p>While housing specifically designed for the North is included in the catalogue, some question how encouraging the price tag associated with those designs will be for developers.<\/p>\n<p>In the past, <a href=\"https:\/\/archive.org\/details\/ca-1-mh-72-h-53-web-searchable\/mode\/2up\" target=\"_blank\" rel=\"noopener nofollow\" title=\"\">post-World War Two iterations<\/a> of the catalogue had a big impact on homebuilding, with many of the designs appearing in cities, towns and villages across the country.<\/p>\n<p>Claude Gautreau, a CMHC senior manager, said the focus of past catalogues was \u201cgranny\u201d or \u201cgarden\u201d suites.<\/p>\n<p>\u201cThe other objective was to reduce construction costs, reduce timelines when it comes to approvals,\u201d said Gautreau. <\/p>\n<p>\u201cWhen you want to build something, if you can have your building permit quicker, obviously you can start your construction quicker.\u201d<\/p>\n<p>CMHC worked with architecture firms to Claire McFarlane\/Cabin Radio<\/p>\n<p>Taylor Architecture Group, which has offices in Yellowknife, Whitehorse and Ottawa, designed the northern housing plans, which are intended for use in the Yukon, the Northwest Territories and Nunavut.<\/p>\n<p>Architect Ksenia Eic said part of the challenge was designing quality homes that are affordable to build and will work for the lives of northerners in both cities and smaller communities.<\/p>\n<p>She said this included designing homes on both tanked and municipal services that are energy-efficient and have good insulation values.<\/p>\n<p>In addition to the technical aspects, Eic said the team wanted the homes to be livable for people in the North, with a good amount of storage and space for people coming into the house to remove snow-covered gear in the winter.<\/p>\n<p>While the designs were partially informed by a <a href=\"https:\/\/housing-infrastructure.canada.ca\/housing-logement\/design-catalogue-conception\/resultats-engagement-results-eng.html#engagement\" target=\"_blank\" rel=\"noopener nofollow\" title=\"\">consultation conducted by the federal government<\/a> in 2024, Eic said she drew on her own experience designing for the North.<\/p>\n<p>She said the team included elements such as two exits in case of a fire. While wanting to keep them affordable and straightforward to build, Eic said the buildings should have visual interest and fit within the northern context.<\/p>\n<p>For the municipal fourplex and sixplex, Eic said, the team included things like an overhang and a pitched roof to offer a \u201chomier\u201d feel.<\/p>\n<p>Eic said she\u2019s curious to see how the designs might be adapted to suit the needs of the builders.<\/p>\n<p>\u201cWould people take this and adjust it as well to suit what works for them? Or would they just straight-up take it and build it exactly as-is? I mean, it was very, very difficult before, but it\u2019s becoming impossible.\u201d<\/p>\n<p>The <a href=\"https:\/\/assets.cmhc-schl.gc.ca\/sites\/housing%20catalog\/resources\/hdc-construction-cost-estimate--summary-yk-nwt-nu-en.pdf?rev=53da5869-6f30-42a0-988e-48a72f557101\" target=\"_blank\" rel=\"noopener nofollow\" title=\"\">estimates presented by CMHC<\/a> range from $352,000 to $502,000 \u2013 for an accessory dwelling unit connected to municipal services \u2013  to between $4.5 million and $5.7 million for a tanked sixplex.
