A public meeting is scheduled for 9:30 a.m. on Jan. 13 at council chambers in Cayuga to discuss a proposal from Corragreen Properties \u00a0Limited for a \u201cplanned community\u201d in the northeast end of town.<\/p>\n

Corragreen\u2019s project would turn just under 200 acres (80 hectares) of farmland into nearly 2,500 homes, plus about 2,000 square metres of retail space and a series of parks.<\/p>\n
The development is proposed for two adjoining properties within Caledonia\u2019s urban boundary at McClung Road and Haldimand Road 66.<\/p>\n
Haldimand council would need to rezone the agricultural land to permit residential and commercial uses before the developer can submit a \u00a0detailed \u201csecondary plan\u201d for the site.<\/p>\n
The land is subject to additional regulation due to the presence of wetlands and other environmental features.<\/p>\n

The developer proposes a mixed-use community with 866 detached and semi-detached houses and 535 townhouses, with the remaining units split \u00a0between apartments, retirement living and long-term care beds.<\/p>\n
Along with 2,479 residential units and \u201chigh-density\u201d retail space, \u00a0Corragreen pledges to include just over 10 acres of parkland and a stormwater management pond.<\/p>\n
Property owners within 120 metres of 390 Haldimand Rd. 66 or 205 McClung Rd. can speak for or against the development at the Jan. 13 meeting or by submitting comments in writing to the municipal clerk\u2019s office ahead of \u00a0time.<\/p>\n
Only residents who make oral or written submissions before council decides on proposed developments are eligible to appeal those decisions to the Ontario Land Tribunal.<\/p>\n

On social media, news of this proposed development reignited the ongoing debate in Haldimand between the need for more housing and industry to add to the tax base and the desire to retain the county\u2019s rural character by \u00a0limiting population growth and not overtaxing existing infrastructure.<\/p>\n
New housing in recent years has led to grumbling among some Caledonia residents about traffic congestion, but two planned subdivisions \u2014 including McKenzie Meadows in 2020 \u2014 were halted by land defenders from nearby Six Nations of the Grand River and ultimately abandoned by the developers.<\/p>\n
