{"id":398323,"date":"2026-01-09T12:51:08","date_gmt":"2026-01-09T12:51:08","guid":{"rendered":"https:\/\/www.newsbeep.com\/ca\/398323\/"},"modified":"2026-01-09T12:51:08","modified_gmt":"2026-01-09T12:51:08","slug":"soaring-renovation-costs-in-quebec-force-homeowners-to-rethink-how-they-build-budget","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ca\/398323\/","title":{"rendered":"Soaring renovation costs in Quebec force homeowners to rethink how they build, budget"},"content":{"rendered":"<p>When Gilbert Hajj walks through his family home in Baie-D&#8217;Urf\u00e9, Que., these days, he moves like someone navigating a maze \u2014 pointing to walls that are staying, those that are going, and spaces that will soon serve new purposes.<\/p>\n<p>\u201cThis becomes an office\u2026 this is a pantry\u2026 then we have the dining room,\u201d Hajj said, gesturing through rooms half torn apart.<\/p>\n<p>For the Hajj family, what was meant to be a straightforward home extension and renovation project, which began in December 2024, has evolved into a long and dusty odyssey \u2014 all while the family continues to live on site.<\/p>\n<p>\u201cIt\u2019s stressful living under dusty conditions and a mess all the time,\u201d Hajj admitted.\u00a0<\/p>\n<p>Working in the industry himself doing roof repairs and maintenance, Hajj was confident doing\u00a0 what some homeowners may struggle with: finding reliable contractors, setting a realistic budget, and planning a project from start to finish. He did his research, asked for quotes, and built a team he trusted.<\/p>\n<p>Still, despite all that, the project blew past the timeline he originally expected.<\/p>\n<p>\u201cI am close to the budget I expected to pay and I am not finished,\u201d he said. With construction costs going up, several homeowners in Quebec seem to be underestimating the price of their projects.<\/p>\n<p>Hajj\u2019s stress is increasingly common in Quebec, where high renovation costs and delays have become routine. According to Statistics Canada, the average cost of residential renovations in the province has risen by more than 40 per cent since the pandemic.\u00a0<\/p>\n<p>Contractors report being booked months in advance, while homeowners are scrambling to adjust expectations \u2014 and budgets.<\/p>\n<p>Labour shortages, supply chain issues<img decoding=\"async\" loading=\"lazy\" alt=\"A man smiling and crossing his arms. \"   src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/01\/1767963068_875_default.jpg\" style=\"aspect-ratio:1.5\" data-cy=\"image-img\"\/>Architect Ron Rayside says high costs of renovation go beyond inflation. (Submitted by Ron Rayside)<\/p>\n<p>Architect and urban designer Ron Rayside has watched renovation costs climb over the past decade.<\/p>\n<p>\u201cConstruction costs have increased almost threefold \u2014 $1 in 2014 is now up to almost $3,\u201d said Rayside, founder of the Montreal architecture firm Rayside Labossi\u00e8re. \u201cRenovations as well have increased almost threefold over that period of 10 to 12 years.\u201d<\/p>\n<p>The reasons, he says, stack up quickly: labour shortages, rising material prices, trade tariffs and pandemic-era supply chain issues.<\/p>\n<p>\u201cSome materials during COVID were quite rare,\u201d he said. That scarcity drove prices up, and they didn\u2019t come back down.<\/p>\n<p>Yet despite soaring expenses, Quebecers keep renovating.<\/p>\n<p>A <a href=\"https:\/\/soumissionrenovation.ca\/fr\/blogue\/devoilement-des-tendances-et-comportements-qui-faconneront-lindustrie-de-la-renovation-au-quebec-en-2026\" target=\"_blank\" rel=\"nofollow noopener\">recent report<\/a> from Soumission R\u00e9novation, a Quebec-based platform that connects homeowners with vetted contractors for renovation projects, shows demand stayed high throughout 2025.<\/p>\n<p>More than 155,000 home renovation projects were completed in the province, even as more than 40 per cent of homeowners underestimated their costs.<\/p>\n<p>Teaching homeowners how to take control<\/p>\n<p>While Hajj\u2019s experience highlights the financial and emotional toll of renovation, others are working to help homeowners navigate the process more confidently.<\/p>\n<p>One of those people is Marie-France C\u00f4t\u00e9 Nolet, founder of Les filles de la construction, an educational platform based in Montreal. Her business focuses on helping homeowners \u2014 especially women \u2014 understand how construction projects work so they can manage renovations without feeling overwhelmed or vulnerable.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" alt=\"A woman in a green shirt smiling. \"   src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/01\/1767963068_444_default.jpg\" style=\"aspect-ratio:1.3333333333333333\" data-cy=\"image-img\"\/>Marie-France C\u00f4t\u00e9 Nolet says people need to do their homework before starting a renovation project. (Aatefeh Padidar\/CBC)<\/p>\n<p>\u201cWhat we don\u2019t realize is that most of the projects that are within the home can be done by the homeowners,\u201d she said. \u201cThey can save more than 50 per cent of the cost by doing it themselves.\u201d<\/p>\n<p>For bigger renovations, she stresses one lesson above all: don\u2019t start before you understand the process.<\/p>\n<p>\u201cDon\u2019t just jump into it and do things as they go,\u201d she said.  \u201cYou really need to plan your project. You really need to understand all the steps \u2014 not just, \u2018OK, this is what I want to do.\u2019\u201d<\/p>\n<p>According to her, miscalculations often stem from outdated assumptions.<\/p>\n<p>\u201cThe prices that we see in construction right now in Quebec are way too expensive for the majority of the homeowners to afford,\u201d she said. \u201cPeople have prices in their minds that are similar to what they were 10 years ago.\u201d<\/p>\n<p>She recommends homeowners research costs early, build a realistic timeline, add at least 20 per cent for forgotten line items, and then add another buffer for unforeseen problems.<\/p>\n<p>Back in Baie-D&#8217;Urf\u00e9, Hajj says he\u2019s grateful he found good contractors \u2014 but that hasn\u2019t spared him from sleepless nights.<\/p>\n<p>\u201cIt takes longer than you wanted to \u2014 you always want to go fast, fast, fast,\u201d he said. \u201cBut you have to be patient and even now, I have sleepless nights just thinking about it, but there\u2019s nothing you can do about it.\u201d<\/p>\n<p>For him, the end goal \u2014 a modernized family home with more space \u2014 keeps him going.
