But the pace is changing.<\/p>\n<p>After several years of rapid expansion, the market is entering a more selective phase, according to Lisa Jesmer, Florida market leader for <a href=\"https:\/\/tbbwmag.com\/tag\/avison-young\/\" rel=\"nofollow noopener\" target=\"_blank\">Avison Young<\/a>.<\/p>\n<p>\u201cTampa continues to attract people and businesses,\u201d Jesmer said. \u201cWhat\u2019s different now is how carefully deals are being evaluated.\u201d<\/p>\n<p>Jesmer oversees <a href=\"https:\/\/tbbwmag.com\/2025\/12\/16\/2-6m-deal-completes-full-west-tampa-block\/\" rel=\"nofollow noopener\" target=\"_blank\">Avison Young\u2019s<\/a> operations across Florida, including Tampa, Orlando, Fort Lauderdale and Miami. <\/p>\n<p>She said Tampa remains one of the most active markets in the state, even as investors and tenants slow down to reassess pricing, risk and long-term value.<\/p>\n<p>Growth is still driving demand<\/p>\n<p>Jesmer said population growth remains the core driver.<\/p>\n<p>She cited estimates projecting roughly 400,000 new residents in the Tampa region by 2030. <\/p>\n<p>That influx continues to support demand across office, industrial, retail and health care real estate.<\/p>\n<p>READ: <a href=\"https:\/\/tbbwmag.com\/\" rel=\"nofollow noopener\" target=\"_blank\">TAMPA BAY BUSINESS NEWS<\/a><\/p>\n<p>\u201cTampa checks a lot of boxes,\u201d she said. \u201cA diverse job base, lifestyle appeal and continued in-migration from other states.\u201d<\/p>\n<p>That demand is still showing up on the ground. Jesmer said Tampa is one of the few Florida markets where office leasing activity continues to increase, even as office demand softens in many peer cities.<\/p>\n<p>\u201cThat matters because tenant movement keeps buildings active and rents supported,\u201d she said.<\/p>\n<p>Industrial cools to a steadier pace<\/p>\n<p>Industrial real estate, which surged during the post-Covid boom, is beginning to normalize.<\/p>\n<p>Jesmer said the slowdown many are talking about is better described as a return to historical levels of activity.<\/p>\n<p>READ: <a href=\"https:\/\/tbbwmag.com\/tampa-bay-real-estate-news\/\" rel=\"nofollow noopener\" target=\"_blank\">TAMPA BAY REAL ESTATE NEWS<\/a><\/p>\n<p>\u201cIndustrial saw such an outsized spike that what we\u2019re seeing now feels like stabilization, not decline,\u201d she said.<\/p>\n<p>For investors and owners, that means underwriting assumptions are tightening. Capital is still active.
