By December, 2025, average home prices were down 0.5 per cent year-over-year, while <a href=\"https:\/\/www.crea.ca\/housing-market-stats\/mls-home-price-index\/\" rel=\"nofollow noopener\" target=\"_blank\">MLS benchmark<\/a> prices fell a steeper 4.0 per cent. Sales activity was also subdued, with 470,314 homes changing hands in 2025 \u2013 the third-lowest annual total since 2013.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Broadly speaking, the year\u2019s real estate performance can be characterized by price declines in Ontario and B.C., a hot market in Quebec and Alberta cooling after a strong start, while all other provinces recorded annual gains in either average or MLS benchmark prices.<\/p>\n<\/p>\n<p class=\"c-article-body__text text-pr-5\">These regional differences reflect a shift in housing demand, driven by declining <a href=\"https:\/\/www.theglobeandmail.com\/investing\/personal-finance\/article-when-exactly-did-canadian-housing-become-so-unaffordable-and-whos-to\/\" rel=\"nofollow noopener\" target=\"_blank\">speculative demand<\/a> and <a href=\"https:\/\/www.theglobeandmail.com\/investing\/personal-finance\/article-vancouver-toronto-new-york-housing-unaffordability\/\" rel=\"nofollow noopener\" target=\"_blank\">persistent affordability constraints<\/a>. As investor interest has faded, affordability has become the dominant force in the real estate market. <\/p>\n<p class=\"c-article-body__text text-pr-5\">High borrowing costs and stretched household incomes have pushed many <a href=\"https:\/\/www.theglobeandmail.com\/investing\/personal-finance\/article-from-kelowna-to-st-johns-the-best-and-worst-cities-to-be-a-first-time\/\" rel=\"nofollow noopener\" target=\"_blank\">first-time buyers toward regions<\/a> and price points where ownership remains within reach. Against this backdrop, it is unsurprising that Ontario and B.C., provinces that experienced the highest levels of speculative demand over the past two decades, are now leading the national price correction.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Ontario home prices continued their decline in 2025, with average prices falling 4.0 per cent and benchmark prices down 5.6 per cent. Noticeably, the <a href=\"https:\/\/wowa.ca\/toronto-housing-market\" rel=\"nofollow noopener\" target=\"_blank\">Greater Toronto Area home prices<\/a> declined about 6 per cent, <a href=\"https:\/\/www.theglobeandmail.com\/investing\/personal-finance\/article-toronto-home-prices-retreat-to-2021-levels-as-red-flags-mount\/\" rel=\"nofollow noopener\" target=\"_blank\">returning to early 2021 levels<\/a>. Declines were most pronounced in the northern GTA, where median prices in Brampton, Vaughan, Markham and Richmond Hill fell by more than 10 per cent.<\/p>\n<p class=\"c-article-body__text text-pr-5\">B.C. saw even steeper declines, as average prices fell 5.6 per cent and benchmark prices dropped 6.4 per cent, with <a href=\"https:\/\/wowa.ca\/vancouver-housing-market\" rel=\"nofollow noopener\" target=\"_blank\">Vancouver posting nine straight months of benchmark declines<\/a>.<\/p>\n<\/p>\n<p class=\"c-article-body__text text-pr-5\">Quebec stood out as the country\u2019s strongest market. Provincial average and benchmark prices rose 8.0 per cent and 7.1 per cent, respectively, while <a href=\"https:\/\/wowa.ca\/montreal-housing-market\" rel=\"nofollow noopener\" target=\"_blank\">average home prices in the Greater Montreal area<\/a> climbed 8.7 per cent.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Alberta\u2019s market cooled unevenly in 2025, as <a href=\"https:\/\/wowa.ca\/calgary-housing-market\" rel=\"nofollow noopener\" target=\"_blank\">Calgary\u2019s average prices<\/a> were flat while <a href=\"https:\/\/wowa.ca\/edmonton-housing-market\" rel=\"nofollow noopener\" target=\"_blank\">Edmonton\u2019s<\/a> rose 4.5 per cent, reflecting existing affordability differences.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Apart from Prince Edward Island, less-populated provinces \u2013 including Manitoba, Nova Scotia, Saskatchewan, Newfoundland and Labrador, and New Brunswick \u2013 recorded price growth in 2025, once again highlighting the central role affordability continues to play in shaping Canada\u2019s housing market.<\/p>\n<p class=\"c-article-body__text text-pr-5\">So, what will happen in 2026? This is a difficult question to answer. <a href=\"https:\/\/www.rbc.com\/en\/economics\/canadian-analysis\/canadian-housing\/special-housing-reports\/canadas-housing-market-forecast-update\/\" rel=\"nofollow noopener\" target=\"_blank\">Royal Bank of Canada expects<\/a> housing conditions to turn modestly positive by the end of 2026, while <a href=\"https:\/\/economics.td.com\/ca-forecast-tables\" rel=\"nofollow noopener\" target=\"_blank\">Toronto-Dominion Bank expects price growth of around 4 per cent<\/a>.
