{"id":488665,"date":"2026-02-20T23:20:13","date_gmt":"2026-02-20T23:20:13","guid":{"rendered":"https:\/\/www.newsbeep.com\/ca\/488665\/"},"modified":"2026-02-20T23:20:13","modified_gmt":"2026-02-20T23:20:13","slug":"proposed-40-to-49-storey-towers-far-exceed-heights-in-mississauga-neighbourhood-report","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ca\/488665\/","title":{"rendered":"Proposed 40 to 49-storey towers &#8216;far exceed&#8217; heights in Mississauga neighbourhood: report"},"content":{"rendered":"<p>A proposed eight-tower development next to a Mississauga GO station has building heights that \u201cfar exceed\u201d other community buildings.<\/p>\n<p>Last fall, Infrastructure Ontario <a href=\"https:\/\/www.insauga.com\/major-3000-unit-development-planned-next-to-go-station-in-mississauga\/\" target=\"_blank\" rel=\"noopener nofollow\">presented the development proposal<\/a> for approximately 3,000 residential units in eight towers next to the Cooksville GO Station. Designed by Arup, the towers range in height from 28 to 49 storeys.<\/p>\n<p>The development is part the provincial \u201cTransit-Oriented Community\u201d program that started in 2019 and builds mixed-use developments next to transit, according to Infrastructure Ontario\u2019s planning justification report obtained by INsauga.com.<\/p>\n<p>The proposed Cooksville GO Station development will occupy two properties totalling approximately 21,000 square metres. The properties are currently Metrolinx-owned surface parking lots.<\/p>\n<p>As an Infrastructure Ontario project, the development doesn\u2019t need Mississauga City Council approval. Map: City of Mississauga submission<\/p>\n<p>Issues such as building height, interface with Hurontario Street, pedestrian wind and sun shadow impacts, MiWay and traffic concerns would need to be resolved before planning staff could support the project, the report states.<\/p>\n<p>The height of the towers is much taller than the surrounding area buildings.<\/p>\n<p>The project\u2019s two sites are described as the East Site on John Street and Hurontario Avenue and West Site on Hillcrest Avenue.<\/p>\n<p>On the east side, the towers are 42, 49, 40 and 46 storeys.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" width=\"1286\" height=\"1058\" class=\"alignnone size-full wp-image-794957\" src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/02\/cooksville-go-development-east.png\" alt=\"cooksville go development\"  \/><\/p>\n<p>On the west, the towers are 44, 38, 32 and 28 storeys.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" width=\"1056\" height=\"1284\" class=\"alignnone size-full wp-image-794958\" src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/02\/cooksville-go-development-west.png\" alt=\"cooksville go development\"  \/><\/p>\n<p>The current Mississauga Official Plan permits a maximum building height of 30 storeys on the east lands and 25 storeys on the west lands. However, there are recent approvals to increase the maximum height on the east lands to 35 storeys, and changes to the Official Plan allow development to exceed the maximum height by a maximum of three storeys to accommodate non-residential uses above the ground floor.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" width=\"2048\" height=\"1153\" class=\"alignnone size-full wp-image-765686\" src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/02\/3000-unit-development-cooksville-go-1.jpg\" alt=\"3000 unit development cooksville go\"  \/><\/p>\n<p>But the heights proposed by Infrastructure Ontario \u201cfar exceed the City\u2019s built form vision for the area and recent neighbouring approvals,\u201d the report states.<\/p>\n<p>\u201cStaff are concerned with the precedent setting nature of such deviations in height from the MOP (Mississauga Official Plan) permissions and the intrinsic implications on land speculation in the surrounding area.
