{"id":497455,"date":"2026-02-25T00:53:15","date_gmt":"2026-02-25T00:53:15","guid":{"rendered":"https:\/\/www.newsbeep.com\/ca\/497455\/"},"modified":"2026-02-25T00:53:15","modified_gmt":"2026-02-25T00:53:15","slug":"proposed-34-storey-apartment-will-bring-traffic-parking-concerns-in-mississauga-neighbours","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ca\/497455\/","title":{"rendered":"Proposed 34-storey apartment will bring traffic, parking concerns in Mississauga: neighbours"},"content":{"rendered":"<p>Neighbours raised concerns about the congestion a proposed 34-storey tower may bring to a Mississauga community.<\/p>\n<p>A proposal for a 34-storey mixed-use building with a seven-storey podium or wing and 559 residential units came up for discussion at the city\u2019s Planning and Development Committee on Feb. 23.<\/p>\n<p>The development proposal for 51, 55-57 Dundas St. W. and 78 Agnes St. in Cooksville was <a href=\"https:\/\/www.insauga.com\/34-storey-building-proposal-could-bring-over-550-homes-to-busy-area-of-mississauga\/\" target=\"_blank\" rel=\"noopener nofollow\">submitted in October <\/a>and is still in its early stages.<\/p>\n<p>Mississauga planning staff <a href=\"https:\/\/www.insauga.com\/34-storey-apartment-building-too-tall-for-mississauga-neighbourhood-report\/\" target=\"_blank\" rel=\"noopener nofollow\">recommended deferring<\/a> the proposal as they are still working with the developer to revise the plans.<\/p>\n<p>The height is a concern as a maximum of 16 storeys is permitted for the property under the city\u2019s official plan. Rendering: Lumbao Architects<\/p>\n<p>Alex Garcia spoke on behalf of his family, who owns a neighbouring medical building. He said they have concerns about additional traffic and parking. Photo: Google Maps<\/p>\n<p>Representing his family, Raghav Malhotra, said his family has owned a neighbouring business since 1994.\u00a0 The family has concerns about construction and the impacts to shops and services in the area.<\/p>\n<p>\u201cWhat is the city going to be doing to ensure these small businesses survive,\u201d Malhotra said at the meeting.<\/p>\n<p>The proposed tower will provide a range of housing, a new daycare facility and two storeys of commercial units along Cook Street, Tony De Franco of Sajecki Planning Inc. said on behalf of 55 Dundas Developments Ltd.<\/p>\n<p>De Franco said the property is steps from future transit, including the new Hazel McCallion LRT line and the Dundas Bus Rapid Transit line. He said there are new developments coming to the area\u2014including a 29-storey tower approved across the street. There is also the <a href=\"https:\/\/www.insauga.com\/proposed-40-to-49-storey-towers-far-exceed-heights-in-mississauga-neighbourhood-report\/\" target=\"_blank\" rel=\"noopener nofollow\">massive development<\/a> proposed for Cooksville GO station parking areas.<\/p>\n<p>\u201cThis area, in and around the site, is evolving fairly significantly,\u201d De Franco said.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-795716\" class=\"wp-image-795716 size-full\" src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/02\/55-dundas-street-w-mississauga-layout.jpg\" alt=\"55 dundas st w mississauga\" width=\"866\" height=\"1280\"  \/><\/p>\n<p id=\"caption-attachment-795716\" class=\"wp-caption-text\">A map shows the proposed layout of the new building. Map: City of Mississauga submission<\/p>\n<p>De Franco said they are working with staff to resolve outstanding issues, including a \u201crevisiting of height\u201d of the building and streetscape design.<\/p>\n<p>The committee agreed with staff\u2019s recommendation and sent the proposal back for more work.<\/p>\n<p>\u201cI think we need to work together and that\u2019s what this recommendation says,\u201d said Coun.
