{"id":500037,"date":"2026-02-26T04:36:17","date_gmt":"2026-02-26T04:36:17","guid":{"rendered":"https:\/\/www.newsbeep.com\/ca\/500037\/"},"modified":"2026-02-26T04:36:17","modified_gmt":"2026-02-26T04:36:17","slug":"residents-concerned-about-development-that-could-bring-over-6000-people-to-mississauga-community","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ca\/500037\/","title":{"rendered":"Residents concerned about development that could bring over 6,000 people to Mississauga community"},"content":{"rendered":"<p>Residents came forward with concerns about a huge development proposed for a Mississauga GO Station area.<\/p>\n<p>Last fall, Infrastructure Ontario\u00a0<a href=\"https:\/\/www.insauga.com\/major-3000-unit-development-planned-next-to-go-station-in-mississauga\/\" target=\"_blank\" rel=\"noopener nofollow\">presented the development proposal<\/a> for approximately 3,000 residential units in eight towers next to the Cooksville GO Station. Designed by Arup, the towers range in height from 28 to 49 storeys.<\/p>\n<p>The development is planned for two properties\u2014on a parking lot and Metrolinx property at the GO Station. The east site plan is for 1,680 units with 60 per cent of the units being studio or one bedrooms, according to a report to the City of Mississauga. The west site would have 1,375 units, 60 per cent of which would be studio or one bedrooms.<\/p>\n<p>The project could bring over 6,000 residents to the community.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-767355\" class=\"wp-image-767355 size-full\" src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/02\/cooksville-go-development-mississauga-35.jpg\" alt=\"cooksville go development mississauga\" width=\"1670\" height=\"880\"  \/><\/p>\n<p id=\"caption-attachment-767355\" class=\"wp-caption-text\">A diagram shows the proposal for the east and west sites next to Cooksville GO Station.<\/p>\n<p>The development is part of the provincial \u201cTransit-Oriented Community\u201d program that started in 2019 and builds mixed-use developments next to transit, according to Infrastructure Ontario\u2019s planning justification report.<\/p>\n<p>As an Infrastructure Ontario project, the development doesn\u2019t need Mississauga City Council approval. Approvals for the project may be <a href=\"https:\/\/www.insauga.com\/huge-3000-unit-development-wont-go-to-mississauga-council-for-approval\/\" target=\"_blank\" rel=\"noopener nofollow\">achieved via a Ministerial Zoning Order<\/a>\u00a0issued by the Ministry of Municipal Affairs and Housing.<\/p>\n<p>      <img decoding=\"async\" class=\"vidyard-player-embed\" src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/02\/1772080575_54_awZCW3rPmWvxPqZHnBCKLu.jpg\" data-videoid=\"790139\" data-uuid=\"awZCW3rPmWvxPqZHnBCKLu\" data-v=\"4\" data-type=\"inline\" data-muted=\"1\" style=\"width:100%\"\/>    <\/p>\n<p>        <img width=\"1024\" height=\"513\" src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/01\/Screenshot-2026-01-30-at-1.55.02-PM-1024x513.png\" class=\"attachment-large size-large\" alt=\"\"  decoding=\"async\" loading=\"lazy\" \/>      <\/p>\n<p>The project is in its very early stages and there is no developer yet. Photo: Infrastructure Ontario<\/p>\n<p>City staff also noted several issues with the current plans.<\/p>\n<p>\u201cThe heights exceed the city\u2019s built-form vision for the Cookville GO growth centre,\u201d said Ashlee Rivet-Boyle, executive manager, City of Mississauga Planning Central. \u201cStaff are concerned with the precedent-setting nature of allowing for the proposed building heights and the implications that that would have on land speculation in the surrounding area.\u201d<\/p>\n<p>There are also concerns with the wind and shadow studies. The wind study identified \u201cunsafe\u201d and \u201cuncomfortable\u201d wind conditions with the current plan. There will be \u201cunacceptable shadow impacts\u201d in public areas and nearby homes, Rivet-Boyle said.<\/p>\n<p>Coun. Dipika Damerla noted that doors and windows could \u201cfly off\u201d in the current configuration.<\/p>\n<p>Rivet-Boyle added that the traffic studies are incomplete and the city can\u2019t assess the impact on traffic and transit. Most residents who came forward expressed concerns about traffic and the size of the development.<\/p>\n<p>A resident on Hillcrest Avenue said his home will be completely in shadow if the project is built.<\/p>\n<p>\u201cThe quality of our life will be diminished if a project of this scale goes through,\u201d a Hanson Road resident said.<\/p>\n<p>He welcomed development and more businesses for the area, but not on this scale.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-767357\" class=\"wp-image-767357 size-full\" src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/02\/cooksville-go-development-mississauga-33.jpg\" alt=\"cooksville go development mississauga\" width=\"2048\" height=\"1153\"  \/><\/p>\n<p id=\"caption-attachment-767357\" class=\"wp-caption-text\">A image shows what the buildings could look like. Rendering: Infrastructure Ontario<\/p>\n<p>Another resident wondered how much the units would cost.<\/p>\n<p>\u201cWould the aim be to provide affordable housing or to maximize profits?\u201d he asked. \u201cI am afraid that with the involvement of private developers, public lands will be used to make the rich richer rather than to help Ontarians.\u201d<\/p>\n<p>Another resident said construction on the LRT should finish before any other projects start in the area.<\/p>\n<p>As this is a provincial initiative, Damerla suggested residents also contact their MPP with their concerns.<\/p>\n<p>The city expects a resubmission of the plans to the City of Mississauga later this winter.<\/p>\n<p>The project is one of two Infrastructure Ontario developments proposed in Mississauga.
