Long-vacant Surrey building sale\/lease pitch brings \u2018strong interest\u2019<\/p>\n

Surrey\u2019s long-vacant 104 Avenue building is for sale and lease under a new name amid efforts to bring the building up to code and finally give it some life.<\/p>\n
The 271,000-square-foot District 104 mixed-use complex is advertised as \u201cSurrey\u2019s newest landmark for strata office and retail\u201d on the Colliers real estate <\/a>website<\/a>.<\/p>\n In September, work crews painted and began renovating the building<\/a>, sold last May in a $56.5-million, court-ordered deal to a numbered company after 27 years of sitting empty, since 1998.<\/p>\n Originally named Asian Centre, the now-notorious building is marketed as \u201ca strategic investment opportunity in Surrey\u2019s rapidly changing urban transformation.\u201d<\/p>\n Dilraj (Dylan) Sohi, senior vice-president with Colliers, said the sale\/lease pitch aims to bring the building to life on the Whalley\/Guildford border.<\/p>\n \u201cIt could be one group that comes in and takes the whole building, but it\u2019s highly likely it\u2019s going to be multiple office and retail groups,\u201d Sohi told the Now-Leader.<\/p>\n \u201cWe have strong interest from both buyers and potential occupiers on a lease basis,\u201d he added. \u201cThe work being done, we want to make the building walkable, for prospective buyers and occupiers to be able to walk through comfortably, not like a typical construction site.\u201d<\/p>\n A court fight over ownership of the building has been resolved, according to Sohi.<\/p>\n \u201cThere\u2019s nothing hampering us from being able to start executing on leases or contracts of purchase and sale,\u201d he said.<\/p>\n \u201cWe\u2019ve all watched the building over the years,\u201d Sohi added. \u201cWhat this building offers is an affordable option for new space. It\u2019s not just a facelift the current owner is conducting here, it\u2019s a full-on gut to bring the building back to current standards.
