{"id":516680,"date":"2026-03-05T20:51:13","date_gmt":"2026-03-05T20:51:13","guid":{"rendered":"https:\/\/www.newsbeep.com\/ca\/516680\/"},"modified":"2026-03-05T20:51:13","modified_gmt":"2026-03-05T20:51:13","slug":"over-23k-spike-in-detached-home-prices-as-fewer-sellers-enter-market-in-brampton-report","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ca\/516680\/","title":{"rendered":"Over $23K spike in detached home prices as fewer sellers enter market in Brampton: report"},"content":{"rendered":"<p>Transactions were up but fewer new sellers entered the Brampton real estate market as detached home prices jumped some $23,000 last month.<\/p>\n<p>The numbers come from a report by real estate website Zoocasa, and show home sales spiked 16 per cent month-over-month in February with 309 transactions.<\/p>\n<p>Prices across all property types \u201cremained relatively stable\u201d from January and under $900,000, with an average sale price of $887,457.<\/p>\n<p>But the average selling price of a detached home \u2013 the most popular type of property in Brampton \u2013 climbed <a href=\"https:\/\/www.insauga.com\/average-sale-price-stays-under-900k-amid-2026-real-estate-market-surge-in-brampton-report\/\" rel=\"nofollow noopener\" target=\"_blank\">from $1,021,192 in January<\/a> to $1,044,44 in february, a difference of $23,251. There were 170 detached home sales in February, up 17 per cent from January.<\/p>\n<p>Detached properties sold faster last month despite the average price increase, spending an average of 34 days on the market compared to 42 days in January.<\/p>\n<p>The semi-detached home market saw prices hold mostly steady at $790,736 and had the most sales after detached homes with 50 transactions in February, or a 9 per cent month-over-month increase.<\/p>\n<p>      <img decoding=\"async\" class=\"vidyard-player-embed\" src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/03\/1772645772_111_awZCW3rPmWvxPqZHnBCKLu.jpg\" data-videoid=\"790139\" data-uuid=\"awZCW3rPmWvxPqZHnBCKLu\" data-v=\"4\" data-type=\"inline\" data-muted=\"1\" style=\"width:100%\"\/>    <\/p>\n<p>        <img width=\"1024\" height=\"513\" src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/01\/Screenshot-2026-01-30-at-1.55.02-PM-1024x513.png\" class=\"attachment-large size-large\" alt=\"\"  decoding=\"async\" loading=\"lazy\" \/>      <\/p>\n<p style=\"text-align: center;\">But demand appeared to be\u00a0strengthening in the townhouse market, with 43 sales in February and a 45 per cent drop in the average days on market to just 23 days.<\/p>\n<p>\u201cThis sharp decline suggests that buyer interest in this property type may be increasing as purchasers look for relatively more affordable options,\u201d Zoocasa says.<\/p>\n<p>Looking at Peel Region as a whole, the real estate market gained momentum in February, \u201csignalling that early spring demand may already be emerging.\u201d<\/p>\n<p>Sales jumped nearly 16 per month-over-month with 706 homes trading hands.
