<\/p>\nWhile still out of reach for many buyers, average home prices remain below $1 million in Mississauga.<\/p>\n
The February housing data is out for Mississauga from the Toronto Regional Real Estate Board.<\/p>\n
The average price across all property types was down to $963,747 last month from $1,039,951 in February 2025, according to TRREB data. But average prices were up two per cent compared to last month, real estate brokerage Zoocasa said in its analysis of the data.<\/p>\n
Home sales increased by 15 per cent month-over-month to 345 transactions, Zoocasa noted. There were 333 transactions recorded in February 2025.<\/p>\n
Homes are selling more quickly. The average days on market dropped to 56 days in February, compared to 68 days in January.<\/p>\n
At the same time, inventory is continuing to build, with active listings increasing nine per cent to 1,748 properties, suggesting many sellers are preparing for the upcoming spring market, Zoocasa said.<\/p>\n

Detached homes were the most in-demand property type, with 124 sales in February, up 24 per cent from the previous month.<\/p>\n
Prices in this segment remained relatively stable, increasing just 1.4 per cent compared to January to an average of $1,460,621. The average price for a detached home in Mississauga in February 2025 was $1,606,875, according to TRREB.<\/p>\n
Demand is translating into faster sales, with detached homes spending an average of 33 days on the market compared to 44 days in January.<\/p>\n
As seen across much of the GTA, condo apartment prices are down, providing a more affordable entry point into the market.<\/p>\n
Condo apartment sales increased 13 per cent in February to 96 transactions, while prices continued to soften.<\/p>\n
The average price declined 3.6 per cent month-over-month to $514,936. The average condo price was $581,431 in February 2025.<\/p>\n
Despite the price decline, demand appears to be strengthening, with condos selling 10 days faster on average, now spending 38 days on the market.<\/p>\n
\u201cIf demand continues to rise alongside improving affordability, the pace of condo sales may accelerate further in the months ahead,\u201d Zoocasa said.<\/p>\n
The average price for a townhouse or row house was $898,510 last month, and the semi-detached average price was $921,202, according to TRREB data.<\/p>\n
Across the GTA, new listings declined last month, and TRREB believes there is \u201cpent-up demand\u201d in the GTA.<\/p>\n
\u201cMany would-be homebuyers are waiting for selling prices to level off before moving into the market,\u201d said TRREB president Daniel Steinfeld. \u201cIf new listings continue to trend lower through the spring, competition between homebuyers will increase, supporting home prices and a recovery in sales.\u201d<\/p>\n
