{"id":526758,"date":"2026-03-10T12:19:07","date_gmt":"2026-03-10T12:19:07","guid":{"rendered":"https:\/\/www.newsbeep.com\/ca\/526758\/"},"modified":"2026-03-10T12:19:07","modified_gmt":"2026-03-10T12:19:07","slug":"mississauga-moves-to-cut-costly-design-barriers-to-housing","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ca\/526758\/","title":{"rendered":"Mississauga moves to cut costly design barriers to housing"},"content":{"rendered":"<p>MISSISSAUGA, ONT. \u2013 The City of Mississauga is undertaking several immediate changes aimed at unlocking more housing in urban areas.<\/p>\n<p>The city has a variety of\u00a0<a href=\"https:\/\/www.mississauga.ca\/services-and-programs\/planning-and-development\/urban-design\/\" target=\"_blank\" rel=\"noopener nofollow\">urban design<\/a>\u00a0guidelines that developers must follow, including wind and shadow studies. The Urban Design Program Review will include an assessment of these guidelines as well as associated Official Plan policies and zoning bylaw regulations. \u201cThe aim is to remove unnecessary housing barriers while continuing to encourage healthy, well-designed and vibrant communities,\u201d a release notes.<\/p>\n<p>The review is also addressing recommendations from the\u00a0<a href=\"http:\/\/www.mississauga.ca\/housing-taskforce\" rel=\"nofollow noopener\" target=\"_blank\">Mayor\u2019s Housing Task Force<\/a>, which noted some urban design requirements have made it harder \u2013 and too expensive \u2013 to get housing built without meaningful results for the community.<\/p>\n<p>In late 2024, Mississauga introduced two urban apartment zones in the zoning bylaw. The regulations are designed to help speed up development approvals for apartments in urban areas, the city explains. Staff are now proposing updates to the city\u2019s urban design requirements for these areas.<\/p>\n<p>Recommendations include:<\/p>\n<p>Replacing \u201cangular plane\u201d requirements with simplified setbacks: Many communities across Canada are revisiting policies that require buildings to \u201cstep back\u201d as they increase in height. This requirement removes floorspace that could be used for housing. It also drives up construction costs by requiring heavier structures, transfer systems and inefficient layouts.<br \/>\nReducing minimum tower distances: Setting a minimum distance between towers helps protect privacy, sky views and mitigates wind impacts. Staff recommend reducing the required distance from 30 to 25 metres which is more typical for urban areas.
