THE ACTION <\/p>\n

This two-bedroom townhouse across from Warden Hilltop Community Centre in Scarborough was sold in October, but the buyer could not satisfy the conditions on their offer, even after being given an extension from the seller. <\/p>\n

With that deal dead, the home was relisted for a slightly lower price of $639,000 two weeks later. It attracted about two dozen potential buyers, twice as many as before. Moreover, two guests submitted offers within a week. <\/p>\n

\u201cWe received multiple offers and ended up selling for list price and more than the original offer,\u201d said agent Olivia Capocci. <\/p>\n

\u201cWe were happy it all ended well for the sellers.\u201d<\/p>\n

This property may have also benefited from a neighbour\u2019s decision to delay listing their similar home. <\/p>\n

\u201cTownhouses are in high demand, and there weren\u2019t a ton of other options,\u201d Ms. Capocci said. <\/p>\n

\u201cAnother agent was waiting for us to have our unit sold to know what price to go in at, since she was concerned it was sold conditionally and it went back on the market.\u201d <\/p>\n

WHAT THEY GOT <\/p>\n

This south-facing townhouse is within a cluster of similar units built back-to-back. It has a three-storey plan and a street-level entrance. <\/p>\n

The main level has an open-concept living and dining area with hardwood floors. Towards the rear, the kitchen has ceramic flooring, granite countertops and stainless-steel appliances.<\/p>\n
