Commercial real estate adviser Avison Young is marketing for sale or lease one of the last available developments in southeast Winnipeg.<\/p>\n

The proposed development, called Dawson Crossing, will include up to 3,000 residential units and is designed to accommodate retailers of every scale, the company announced in a news release.<\/p>\n

The 119-acre piece of land fronts onto Fermor Avenue and is adjacent to Sage Creek. It will include approximately 55 acres of commercial development, plus 44 acres that will be a mix between commercial mixed-use and multifamily residential. The development also includes 12 acres of parkland.<\/p>\n

A proposed development in southeast Winnipeg would boast 3,000 residential units.<\/p>\n

Dawson Crossing will accommodate 250,000 square feet of retail capacity for large anchor parcels and street-facing storefronts in an area where more than 65,000 vehicles pass through daily, according to the release.<\/p>\n

Approvals and zoning are in place and heavy equipment has moved on to the site to begin servicing, Todd Labelle, vice-president at Avison Young, told the Free Press. Full site work and servicing is expected to be completed by fall 2027.<\/p>\n

Avison Young has received \u201cquite a bit of interest\u201d since announcing the development two weeks ago, Labelle said.<\/p>\n

\u201cAs soon as we went live for the launch, I managed to tie up 14 acres of the multifamily land,\u201d he said. \u201cWe\u2019re starting to see there\u2019s interest with it being the gateway in and out of northwestern Ontario and cottage country.\u201d<\/p>\n

The site will be ready for construction in October, and a few groups are looking at getting started in spring 2027, he added.<\/p>\n

The current owner is a local developer going under the name Dawson Crossing Developments that acquired the property around 20 years ago, said Labelle, who has been working with the developer for the last eight years.<\/p>\n

Labelle said the timing is right, given the city\u2019s shortages. \u201cThis site is going to allow us to have 2,000 to 3,000 housing units, so that\u2019s going to help us tackle some of the housing needs in Winnipeg.\u201d<\/p>\n

In addition to grocery chains, gas stations and banks, Avison Young has been in discussion with medical clinics and groups interested in building housing for seniors, Labelle said.<\/p>\n
