A Vancouver real estate agent who described herself as an \u201caward-winning\u201d and \u201ctop-selling\u201d luxury agent has been fined by B.C.\u2019s professional regulator after claims on her website and social media were found to be false or misleading.<\/p>\n
The B.C. Financial Services Authority (BCFSA) issued Shouxin Jiao administrative penalties totalling $4,000 in January for four separate breaches of the Real Estate Services Act, with a notice posted publicly this week.<\/p>\n
Among the violations, the regulator found Jiao had included \u201cfalse or misleading statements\u201d in her advertising when she failed to validate several claims made across her Instagram, Facebook, LinkedIn and personal website about her qualifications and rankings as an agent.<\/p>\n
Those claims included descriptions such as \u201ctop agent,\u201d \u201cDowntown Vancouver\u2019s #1 Female Luxury Agent,\u201d \u201cdowntown Vancouver\u2019s #1 Female Luxury residential and commercial real estate agent,\u201d \u201c#1 Top Selling Female Agent,\u201d \u201c#2 Top Selling Luxury Agent,\u201d \u201cAward-Winning Realtor,\u201d and \u201c#1 Listing Agent of $4 million+ dollar properties in Coal Harbour and of $3 million+ dollar homes in downtown Vancouver since 2015.\u201d<\/p>\n

Jiao, who is known professionally as Juliana Jiao, was issued for three separate violations, including failing to disclose her brokerage name on Instagram and X accounts, failing to note her BCFSA-registered name Juliana Jiao Personal Real Estate Corporation on social media accounts and representing herself online as a single entity under the unregistered team name \u201cJuliana Jiao Luxury Real Estate Group.\u201d\u00a0<\/p>\n
\u201cI accept the BCFSA administrative penalty. It has been paid in full,\u201d Jiao said in an email to Real Estate Magazine.<\/p>\n
Jiao is an agent with Macdonald Realty. Her page on the brokerage\u2019s website cites 15 years of experience in Vancouver\u2019s luxury real estate market. It says she was born and raised in China and relocated to Canada in 2001 by herself to earn a business degree from Simon Fraser University.<\/p>\n
She has three active listings, according to her website, all condos ranging from $2.08 million to nearly $10 million.<\/p>\n

Advertising rules help protect consumers from being misled or confused about who is providing real estate services, and \u201chelp ensure that any claims or descriptions about real estate or those services are clear and accurate,\u201d BCFSA told Real Estate magazine.<\/p>\n
\u201cFalse or misleading representations about professional achievements or status can reduce consumer confidence and trust, undermine the efforts of real estate licensees who are advertising in an accurate and truthful manner and cause reputational harm to the industry.\u201d<\/p>\n
