{"id":577451,"date":"2026-04-02T13:34:09","date_gmt":"2026-04-02T13:34:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/ca\/577451\/"},"modified":"2026-04-02T13:34:09","modified_gmt":"2026-04-02T13:34:09","slug":"34-5m-deal-paves-way-for-173-townhouses-in-rural-tynehead-area-of-surrey","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ca\/577451\/","title":{"rendered":"$34.5M deal paves way for 173 townhouses in rural Tynehead area of Surrey"},"content":{"rendered":"<p>              $34.5M deal paves way for 173 townhouses in rural Tynehead area of Surrey<\/p>\n<p class=\"pubStamp\">Published 2:30 pm Wednesday, April 1, 2026<\/p>\n<p>Local developer BM Group has bought a 10-acre site in North Surrey for $34.5 million, signaling a start of townhouse construction and increased urbanization of rural Tynehead.<\/p>\n<p>Company president Milan Mann, who grew up in nearby Fleetwood, says the 173-townhouse development will be the largest and first of its kind in Tynehead.<\/p>\n<p>The Bothwell Drive site, where vacant houses await demolition, is north of single-family home development by Qualico and Foxridge Homes, at 92 Avenue.<\/p>\n<p>BM Group wants to play a key role in developing the area.<\/p>\n<p>\u201cWith a project of this size and long-term investment, it was important for us to be in a city that approaches growth with common sense and a clear focus on delivering housing, and Surrey is exactly that,\u201d Mann said.<\/p>\n<p>\u201cAs one of the first multi-family developments in the area, we see this project as setting the tone for future residential growth and helping introduce a new housing option to the neighbourhood.\u201d<\/p>\n<p>Located near three highways, Tynehead was once pitched as an area for big-box commercial, but the community plan has since been modified to pave the way for increased residential density.<\/p>\n<p>While these plans began nearly 15 years ago, it\u2019s taken time to service the area. With applications now proceeding, Mann says BM Group and other developers remain bullish on Surrey, despite current market conditions.<\/p>\n<p>\u201cThe peak of the market was $500,000-plus a door near this site,\u201d says Harp Khela, president of Khela Real Estate Group, who brokered the sale to BM Group in February. \u201cWith this site now transacting at $200,000 a door, it\u2019s a real wakeup call to witness the reset our industry is facing.\u201d<\/p>\n<p>Mann and family have roots in the Fleetwood\/Tynehead area.<\/p>\n<p>\u201cThis area, there are a lot of development proposal signs in this area, from here up to 176th (Pacific Highway). But there\u2019s not a lot of people, for whatever reason, really starting construction. I think it\u2019s ready for that. We\u2019re excited to be one of the first multi-family projects in the area.\u201d<\/p>\n<p>A North Surrey Secondary graduate, <a href=\"https:\/\/surreynowleader.com\/2025\/11\/16\/mann-joins-vancouver-bandits-ownership-group\/\" target=\"_blank\" rel=\"nofollow noopener\">Mann joined the Vancouver Bandits ownership group last fall<\/a>, alongside Kevin Dhaliwal (Essence Properties) and Bryan Slusarchuk (SluzCap). The Bandits, B.C.\u2019s Canadian Elite Basketball League team, play home games at Langley Events Centre in <a href=\"https:\/\/www.thebandits.ca\/vancouver-bandits-announce-2026-schedule\" target=\"_blank\" rel=\"nofollow noopener\">spring and <\/a><a href=\"https:\/\/www.thebandits.ca\/vancouver-bandits-announce-2026-schedule\" target=\"_blank\" rel=\"nofollow noopener\">summer<\/a>.<\/p>\n<p>In Tynehead, he says BM Group will be busy over the next four years or so.
