Designed by <a href=\"https:\/\/urbantoronto.ca\/database\/companies\/architectsalliance.7955\" rel=\"nofollow noopener\" target=\"_blank\">architects\u2014Alliance<\/a> for <a href=\"https:\/\/urbantoronto.ca\/database\/companies\/oxford-properties-group.7785\" rel=\"nofollow noopener\" target=\"_blank\">Oxford Properties Group<\/a>, the proposal would rise within a growing high-density node anchored by the mall, positioned within walking distance of the <a href=\"https:\/\/urbantoronto.ca\/database\/projects\/hurontario-main-line-10-lrt.9723\" rel=\"nofollow noopener\" target=\"_blank\">Hurontario Main-Line 10 LRT<\/a>, now under construction.<\/p>\n<p>Looking east to the first tower proposed for Square One&#8217;s Block 5, designed by architects\u2014Alliance for Oxford Properties Group<\/p>\n<p dir=\"ltr\">The site is part of Oxford Properties\u2019 <a href=\"https:\/\/urbantoronto.ca\/database\/projects\/square-one-district.40769\" rel=\"nofollow noopener\" target=\"_blank\">Square One District<\/a>, a multi-decade plan to redevelop approximately 130 acres of underused land surrounding the 1972-built mall into a mixed-use downtown. Envisioned to deliver roughly 18 million ft\u00b2 of new space, the masterplan calls for 37 towers and up to 18,000 homes, alongside new office, retail, and public realm elements organized around a new central pedestrian spine known as \u2018The Strand\u2019.<\/p>\n<p>Looking down the future Strand of Square One District, designed by Hariri Pontarini Architects and Arcadis for Oxford Properties Group and The Daniels Corporation<\/p>\n<p dir=\"ltr\">Block 5 is bounded by Rathburn Road West, Duke of York Boulevard, Square One Drive, and Station Gate Road within the heart of Mississauga\u2019s City Centre. Currently functioning as part of the expansive surface parking and open lands surrounding Square One Shopping Centre, while not the first block on Oxford-owned land here to be developed for residential, this would be the first of the malls&#8217;s surface parking lot area to be redeveloped.<\/p>\n<p>An aerial view of the site and surrounding area, image from submission to City of Mississauga<\/p>\n<p dir=\"ltr\">Rising 47 storeys to a height of 169.75m, <a href=\"https:\/\/urbantoronto.ca\/database\/projects\/square-one-block-5.60705\" rel=\"nofollow noopener\" target=\"_blank\">Tower 1<\/a> (T1 on the map below) would be positioned to frame the intersection of Rathburn Road West and Duke of York Boulevard. While the current Site Plan Approval application is limited to this tower, supporting materials outline a conceptual vision for the full block that could eventually accommodate five buildings ranging from 23 to 56 storeys.<\/p>\n<p>Conceptual master block plan, image from submission to City of Mississauga<\/p>\n<p dir=\"ltr\">The development would deliver 40,398m\u00b2 of Gross Floor Area, with 38,517m\u00b2 allocated to residential uses and 1,882m\u00b2 dedicated to retail at grade, resulting in a Floor Space Index of 6.99 times coverage of its 5,779m\u00b2 parcel. Within the tower, 518 residential units are proposed, including 49 studios, 235 one-bedroom units, 182 two-bedroom units, and 52 three-bedroom units. Five elevators are planned, equating to approximately one elevator for every 104 units, indicating high speed motors would need to be installed to provide rapid response times when all elevators are operating.<\/p>\n<p>Looking west to Square One Block 5 Tower 1, designed by architects\u2014Alliance for Oxford Properties Group<\/p>\n<p dir=\"ltr\">Amenity space would be distributed between 1,049m\u00b2 indoors and 954m\u00b2 outdoors. Below grade, three levels of underground parking would accommodate 317 vehicular spaces, including 265 for residents and 52 for visitors. Bicycle infrastructure entails 477 spaces proposed overall, comprising 415 long-term spaces, 53 short-term spaces, and an additional 9 spaces intended for retail users. The site is within walking distance of the City Centre transit terminal, and two planned stops on the under-construction Hurontario Main-Line 10 LRT, including City Centre Station and the Robert Speck stop.\u00a0<\/p>\n<p>Tower 1 first phase site plan, designed by architects\u2014Alliance for Oxford Properties Group<\/p>\n<p dir=\"ltr\">Surrounding the site, a wave of development continues to reshape the City Centre. To the east, <a href=\"https:\/\/urbantoronto.ca\/database\/projects\/offices-square-one.48014\" rel=\"nofollow noopener\" target=\"_blank\">The Offices by Square One<\/a> would introduce a 19-storey commercial building, while to the west, <a href=\"https:\/\/urbantoronto.ca\/database\/projects\/4220-living-arts-drive-phase-2.56772\" rel=\"nofollow noopener\" target=\"_blank\">4220 Living Arts Drive (Phase 2)<\/a> proposes four residential towers ranging from 36 to 55 storeys. South of the site, the <a href=\"https:\/\/urbantoronto.ca\/database\/projects\/living-arts-centre-precint.57896\" rel=\"nofollow noopener\" target=\"_blank\">Living Arts Centre Precinct<\/a> envisions mid-rise additions of 9 and 20 storeys, transitioning toward the larger-scale buildout of the Square One District, where towers from 36 to 65 storeys are planned, including the completed 48-storey <a href=\"https:\/\/urbantoronto.ca\/database\/projects\/stak36.44204\" rel=\"nofollow noopener\" target=\"_blank\">Stak36<\/a> and the proposed 55- and 65-storey towers at <a href=\"https:\/\/urbantoronto.ca\/database\/projects\/97-101-city-centre-drive.58513\" rel=\"nofollow noopener\" target=\"_blank\">97\u2013101 City Centre Drive<\/a>.
