Author Roy Ratnavel had his five-bedroom home built about 10 years ago. His agent, Belinda Lelli, with an eye to the growing number of competing homes around Wanless Park in February, advised an asking price below $6.3-million.<\/p>\n

\u201cIt\u2019s a beautiful luxury, custom home, but pricing is always so important,\u201d Ms. Lelli said.<\/p>\n

\u201cThis year, more than ever for the first financial quarter, there were more luxury homes in excess of $4.5-million within a two-kilometre radius, and specifically a one-kilometre radius.\u201d Ms. Lelli said many sellers were anxious to come to market before the City of Toronto\u2019s tax on luxury homes priced higher than $3-million came into effect on April 1.<\/p>\n

\u201cWe saw an influx of homes due to the impending luxury tax. There was a direct correlation.\u201d<\/p>\n

About 80 visitors toured the space. A first offer, delivered within days, was rejected, as were two others. Finally, a bid of $498,000 under the asking price was accepted. <\/p>\n

\u201cThe other offers had conditions of finance,\u201d Ms. Lelli said.<\/p>\n

This two-storey house has a built-in, double garage and 4,026 square feet of living space, including five bedrooms with private bathrooms. Additional bathrooms are on the main and lower levels. <\/p>\n

The main floor has an enclosed office, a dining room and an eat-in kitchen. <\/p>\n

Fireplaces are in three entertaining areas, including one with French doors to a south-facing deck. The larger one directly below also has a wet bar, a wine cellar and an exit to stairs to the yard on the 57- by 117-foot lot.<\/p>\n

The agent\u2019s take<\/p>\n

\u201cThis is a custom-built home on one of the most coveted streets in Lawrence Park,\u201d Ms. Lelli said. <\/p>\n
