This three-bedroom house had only a trickle of visitors, a fairly typical winter turnout, according to agent Clare Packer. What was unusual was the swiftness of one guest in making an offer and negotiating a deal within 11 days, a much quicker turnover than expected. <\/p>\n

\u201cThis sold a lot faster than what you\u2019d see for the average days on market,\u201d Ms. Packer said. <\/p>\n

\u201cThe higher-end price tier, over $1-million in Edmonton, was moving really well and there was a total lack of inventory.\u201d<\/p>\n

The sellers agreed to take $25,000 off the asking price for their home, though it was renovated and compared well to its neighbours, primarily bungalows built in the 1950s. <\/p>\n

\u201cIf the condition of the property doesn\u2019t impress people, you\u2019re not able to charge top dollar, like this property,\u201d Ms. Packer said. <\/p>\n

\u201cIt also had an attached garage and a detached garage, which was very unique.\u201d<\/p>\n

Built in 1990, this two-storey house has 2,304 square feet of living space, including an office, a dining room and a living room with a fireplace. <\/p>\n

In 2014, the home was upgraded with new hardwood flooring, granite countertops and an L-shaped island in the kitchen. The breakfast area has a door to a deck, yard and double garage on the 50- by 140-foot lot.<\/p>\n

There are four bathrooms, including a primary bathroom upstairs. <\/p>\n

The basement has a fourth bedroom and a recreation area with a fireplace and a wet bar. <\/p>\n

\u201cWestmount is a really beautiful, centrally located community, very close to downtown and the river valley,\u201d Ms. Packer said. <\/p>\n
