{"id":597523,"date":"2026-04-11T18:07:13","date_gmt":"2026-04-11T18:07:13","guid":{"rendered":"https:\/\/www.newsbeep.com\/ca\/597523\/"},"modified":"2026-04-11T18:07:13","modified_gmt":"2026-04-11T18:07:13","slug":"the-bourne-rises-above-grade-in-st-james-town","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ca\/597523\/","title":{"rendered":"The Bourne Rises Above Grade in St James Town"},"content":{"rendered":"<p>Since UrbanToronto last checked in at the start of construction in <a href=\"https:\/\/urbantoronto.ca\/news\/2023\/03\/catching-construction-starts-and-completions-gta.51576\" rel=\"nofollow noopener\" target=\"_blank\">March, 2023<\/a>,\u00a0<a href=\"https:\/\/urbantoronto.ca\/database\/projects\/bourne.21509\" rel=\"nofollow noopener\" target=\"_blank\">The Bourne<\/a>\u00a0has progressed above grade and now has begun its rise along Sherbourne Street in St James Town. Designed by <a href=\"https:\/\/urbantoronto.ca\/database\/companies\/arcadis.8006\" rel=\"nofollow noopener\" target=\"_blank\">Arcadis<\/a> for <a href=\"https:\/\/urbantoronto.ca\/database\/companies\/medallion-corporation.14152\" rel=\"nofollow noopener\" target=\"_blank\">Medallion Corporation<\/a>, the 56-storey mixed-use rental tower retains the Thomas Cruttenden Building built in 1902, with the three-storey heritage structure to be incorporated into the base of the new building.<\/p>\n<p dir=\"ltr\">In September, 2025, looking northeast across Sherbourne Street, a white crane mast stands near the centre of the site as construction begins to rise above grade. Clusters of rebar (reinforcing steel bars) mark the locations of columns and shear walls to be. Along the site perimeter, hoarding screens the work zone, where crew members can be seen. Rebar cages and formwork outline the next lift of columns and shear walls for the second floor. To the north up against the heritage building, decking is in place for the third-floor slab. Along the northern portion of the structure, timber formwork panels are erected for the third floor&#8217;s walls and columns. The podium floor-plate extends across the site with shoring visible beneath. To the left, the retained Thomas Cruttenden Building stands in contrast, its red brick facade with stone detailing and articulated cornice preserved and stabilized.<\/p>\n<p>Looking east, two storeys formed with third-floor formwork underway beside the retained heritage structure,  image by UrbanToronto Forum contributor Rascacielo<\/p>\n<p dir=\"ltr\">Looking west across Howard Street in March, 2026, the fourth floor is partially formed at the north end and slab decking and guardrails are set above for the pour at the fifth level. A grid of temporary shoring and scaffolding supports the recently cast slabs. To the right, the retained heritage walls\u2019 north elevation displays red brick masonry punctuated by regularly spaced window openings and capped by a simple parapet, with a metal fire escape affixed to the exterior.\u00a0<\/p>\n<p>Looking southwest from Howard Street to the fourth-floor forming underway alongside the south elevation of the retained heritage building, image by UrbanToronto Forum contributor Rascacielo<\/p>\n<p dir=\"ltr\">Looking northeast across Sherbourne, the podium is formed, with recessed notch at the southwest corner introducing a break in the massing, carving out an indentation that will help define the building\u2019s street-level presence. At grade, early envelope work is anticipated to introduce a mix of brick masonry and glazing systems, with bronze-toned mullions and metal detailing, alongside metal-and-glass canopies that will animate the retail frontage.<\/p>\n<p>Looking northeast to the three-storey podium structure taking shape with a recessed corner breaking up the massing, image by UrbanToronto Forum contributor Rascacielo<\/p>\n<p dir=\"ltr\">This month, the concrete frame continues to climb over the Cruttenden building&#8217;s three storeys, with fourth-floor formwork and vertical rebar now rising above the retained heritage structure. A recessed &#8220;reveal&#8221; at the fourth level will mark a transition to the tower volume at the fifth floor.
