This three-bedroom corner unit condo is in a 23-year-old building kitty-corner to the Toronto Music Garden on Lake Ontario. The last three-bedroom unit to change hands in the building was a nearly identical, renovated unit two floors above that sold for $1.35-million in 2024. Agent Christopher Bibby advised an asking price of $1,098,000 to offset the cost of needed upgrades.<\/p>\n

\u201cIt was really appealing for people who want to be on the water,\u201d Mr. Bibby said. \u201cThe other thing that is pretty unique is we don\u2019t really see many three-bedroom units in the city any more.\u201d <\/p>\n

After three months without an offer, the asking price was trimmed by $49,000. \u201cThe price change was an indication we were open to negotiating,\u201d Mr. Bibby said. <\/p>\n

One repeat visitor circled back with an offer. Negotiations resulted in a deal for a further $59,000 cut. <\/p>\n

This 1,293-square-foot unit has windows in each bedroom and a balcony wrapped around the living room, dining area and kitchen. <\/p>\n

There are two full bathrooms, and ensuite laundry machines. <\/p>\n

The unit has one parking spot. Monthly fees of $1,675 cover utilities and concierge, as well as use of a gym and rooftop deck. <\/p>\n

\u201cBeing in the southwest corner, the living room, dining room and kitchen have an unobstructed view of the lake,\u201d Mr. Bibby said. <\/p>\n

\u201cIt\u2019s quite quiet down there, surprisingly, even with Billy Bishop [airport]. And it\u2019s really special with all the biking and sailing there.
