{"id":620274,"date":"2026-04-22T04:09:17","date_gmt":"2026-04-22T04:09:17","guid":{"rendered":"https:\/\/www.newsbeep.com\/ca\/620274\/"},"modified":"2026-04-22T04:09:17","modified_gmt":"2026-04-22T04:09:17","slug":"toronto-condo-market-to-recover-slowly-but-it-will-take-a-couple-of-years-experts-toronto","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ca\/620274\/","title":{"rendered":"Toronto condo market to recover \u2018slowly,\u2019 but it will take a \u2018couple of years\u2019: experts &#8211; Toronto"},"content":{"rendered":"<p>Toronto\u2019s <a href=\"https:\/\/globalnews.ca\/tag\/condo-market\" target=\"_blank\" rel=\"noopener nofollow\">condo market<\/a> is likely to recover \u201cslowly,\u201d a new report by Urbanation shows, after it saw new sales hit a 35-year low even as buyers are starting to come back from the sidelines.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/01\/70c8fc80.png\" alt=\"\" style=\"position:absolute;width:1px;height:1px\" referrerpolicy=\"no-referrer-when-downgrade\"\/><\/p>\n<p>The report, released Thursday, showed that in the first quarter of 2026, just 246 new <a href=\"https:\/\/globalnews.ca\/tag\/condos\" rel=\"nofollow noopener\" target=\"_blank\">condos<\/a> were sold in the Greater Toronto Hamilton Area, a 52-per cent drop compared to a year prior.<\/p>\n<p>In addition, the report showed there were no new launches of condo products during the quarter for the first time in at least 30 years.<\/p>\n<p>\u201cWith market confidence still very fragile and demand fundamentals slowing down, the recovery process is likely to begin slowly,\u201d said Shaun Hildebrand from Urbanation in a statement.<\/p>\n<p>Approximately 4,295 new condos were completed and unsold as of the first quarter, doubling the level from a year ago, the report showed. Another 8,629 unsold new condos are under construction and set for completion in the next few years.<\/p>\n<p>Story continues below advertisement<\/p>\n<p>\u201cBased on sales during the previous 12 months, there was 92 months of completed new condo supply on the market, which doesn\u2019t fully account for units that were presold but the buyer failed to close,\u201d the report notes.<\/p>\n<p>That supply could be a benefit to buyers who are starting to return to the market, but the Toronto Regional Real Estate Board said with fewer starts on new projects, the number of condos could shrink, leading to a lack of supply.<\/p>\n<p>\t\t\t\t\t<img decoding=\"async\" width=\"170\" height=\"225\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/01\/1767930311_275_national.jpg\" alt=\"Get breaking Canada news delivered to your inbox as it happens so you won't miss a trending story.\"\/><\/p>\n<p>\t\t\t\t\tGet breaking National news<\/p>\n<p>Get breaking Canada news delivered to your inbox as it happens so you won&#8217;t miss a trending story.<\/p>\n<p>Jason Mercer, chief information officer at the TRREB, said condo buyers will benefit from the \u201csubstantial amount of choice.\u201d<\/p>\n<p>\u201cThat could actually be a draw, seeing more people sort of moving into that marketplace that have been on the sidelines over the last year or two,\u201d he said.<\/p>\n<p>\u201cAs you start to see those sales pick up, (it) will absorb that standing inventory and I think certainly as we move into 2027, market conditions will be tighter and that\u2019ll probably provide some support for prices.\u201d<\/p>\n<p>\t\t\t\t\t\t<img decoding=\"async\" class=\"c-video__image\" alt=\"Click to play video: 'Condo pre-sales collapse in Metro Vancouver'\" width=\"640\" height=\"360\" src=\"https:\/\/www.newsbeep.com\/ca\/wp-content\/uploads\/2026\/04\/6P_CONSTRUCTION_PRE_SAL_OM01SCVL.jpg\" loading=\"lazy\"   data-\/><\/p>\n<p>\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t1:53<br \/>\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\tCondo pre-sales collapse in Metro Vancouver\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/p>\n<p>The report by Urbanation showed about 14,649 condo units are scheduled for completion, bringing the total for 2026 to 21,850 \u2014 down from about 29,600 last year. It\u2019s expected that completed new condo units will continue to drop to about 14,659 next year and just about 13,000 in 2028.<\/p>\n<p>\n\t\t\tMore on Canada<br \/>\n\t\t\tMore videos\n\t\t<\/p>\n<p>Story continues below advertisement<\/p>\n<p>Those selling now won\u2019t see that help just yet, with Mercer noting investors who put their money into pre-builds are having to rent out their properties.<\/p>\n<p>If one type of condo sale has benefits over the other, Victor Tran with Rates.ca says those in the resale market have a much better shot of selling than investors.<\/p>\n<p>This is because those condos may have a more established board and face a lower chance of a substantial condo fee increase as time goes on.<\/p>\n<p>\u201cUnits that have been around for a little while, resale properties ..
