This three-bedroom house, about 35 kilometres east of downtown Calgary, only had one offer despite a gradual price reduction from $849,900 to $799,900 over roughly five months last year. The sellers rejected the offer and decided to regroup in the heavy winter months.<\/p>\n

\u201cIt\u2019s a little east of Calgary, definitely attracting people from either Calgary or looking to relocate to Alberta,\u201d agent Bryon Howard said.<\/p>\n

\u201cBeing outside the city, it wouldn\u2019t move as quickly as a city listing.\u201d <\/p>\n

Back on the market in February, the house attracted a new offer, though conditions attached to it left an opportunity for a second bidder to break through with a deal slightly above asking. <\/p>\n

\u201cWe didn\u2019t have a lot of activity, but the right buyer showed up,\u201d Mr. Howard said. <\/p>\n

\u201cShe bought the home for $100 over the list price and was thrilled.\u201d<\/p>\n

There is a laundry room upstairs and three bathrooms. <\/p>\n

The basement is unfinished. <\/p>\n

\u201cIt was a little unusual to get a big piece of land with a nice, big yard and a big garage,\u201d Mr. Howard said. <\/p>\n
