<\/p>\nA large portion of under-utilized downtown Calgary office space could get a second life under a new proposal to transform it into a luxury mixed-use destination.<\/p>\n
Precedent Developments is looking to redevelop roughly 230,000 sq. ft. of office space into a project featuring purpose-built rental housing, hotel rooms, commercial space, food-and-beverage offerings, wellness facilities, and private amenities.<\/p>\n
According to its website, \u201cThe project is intended to combine housing, hospitality, public-facing uses, and private amenity spaces rather than simply swapping office floors for apartments.\u201d\u00a0<\/p>\n
Instead of a typical office-to-residential conversion, the project is being pitched as a hospitality-focused redevelopment that would bring more life and activity into Calgary\u2019s downtown core.\u00a0<\/p>\n

The residential portion is expected to target professionals, downsizers, and those who value quality, location, privacy, and flexibility. It will offer larger-format rental homes, high-quality designs, and access to amenities.
