This 47-year-old bungalow failed to get any serious interest from buyers when on the market for more than two months last year, and little changed after the asking price was cut by $14,000 last fall. This year, a new agent was brought on and immediately sliced another $45,002 off the price for the fixer-upper in the southeast end of Edmonton. That same day, two buyers registered offers for the two-bedroom home.<\/p>\n

\u201cIt\u2019s important to get the property in front of the right people,\u201d agent Aligul Arslan said. <\/p>\n

\u201cThis property does need some love and renovations, and a lot of first-time homebuyers don\u2019t want to deal with expensive renovations. I targeted investors.\u201d<\/p>\n

The offer with the top dollar came with a caveat: The seller had to accept quickly, but Mr. Arslan said it was an easy call. <\/p>\n

\u201cThe offer was really good; $10,000 over asking and an unconditional offer,\u201d Mr. Arslan said. <\/p>\n

\u201cThere was a deadline on that offer, and we didn\u2019t want to risk [losing] it.\u201d<\/p>\n
