This four-bedroom house was priced under $3.5-million, below what agent Andrew Ipekian estimated was the value of comparable properties in the area around Yonge Street and Lawrence Avenue. The attractive pricing seemed to work, with 60 people through the door, and a large crowd at the open house. Two parties tendered bids before the offer date. The best offer went $56,112 over the asking price.<\/p>\n

\u201cI\u2019d gone to see other comparable homes that were available in the surrounding area, and made sure we were the better value,\u201d Mr. Ipekian said.<\/p>\n

\u201cThis was in good condition and received two offers, both without any conditions.\u201d <\/p>\n

Painting and staging helped show the home at its best. <\/p>\n

\u201cThe more turnkey you can make your house for someone who can move in with just their toothbrush, the easier it\u2019s going to sell,\u201d Mr. Ipekian said. <\/p>\n

What they got<\/p>\n

This roughly 50-year-old house has an attached garage and two rear exits to a tiled, cement deck and gas fire pit on the 60- by 147-foot lot.<\/p>\n

In recent years, several areas were renovated, including all five bathrooms, and an eat-in kitchen now with two islands, stainless-steel appliances and hardwood flooring. <\/p>\n

The formal dining room is between two entertaining areas with fireplaces. <\/p>\n

Two recreation areas are in the basement, along with a fifth bedroom.<\/p>\n

\u201cThe house was great for entertaining,\u201d Mr. Ipekian said. <\/p>\n
