{"id":697636,"date":"2026-05-27T18:20:10","date_gmt":"2026-05-27T18:20:10","guid":{"rendered":"https:\/\/www.newsbeep.com\/ca\/697636\/"},"modified":"2026-05-27T18:20:10","modified_gmt":"2026-05-27T18:20:10","slug":"significant-turning-point-for-home-loans","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ca\/697636\/","title":{"rendered":"Significant turning point for home loans"},"content":{"rendered":"<p class=\"body-paragraph articleLinkText  [&amp;_p]:tit-sub-xl tit-sub-xl md:[&amp;_p]:d-tit-sub-xl md:d-tit-sub-xl mb-[1.3rem]\">Property data firm Cotality is warning that increasing numbers of New Zealand mortgage holders will face higher costs over the next six to 12 months &#8211; whatever happens to the official cash rate this week.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">By Susan Edmunds of <a href=\"https:\/\/www.rnz.co.nz\/news\/business\/596429\/significant-turning-point-for-home-loans\" target=\"_blank\" rel=\"nofollow noopener\">RNZ<\/a><\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">Chief property economist Kelvin Davidson said the market was at a significant turning point, after a period where rates had fallen.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">&#8220;Over the past two years, many borrowers were rewarded for staying on short-term fixed rates because they could repeatedly reprice on to lower rates,&#8221; he said.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">&#8220;That strategy has become much less effective as market mortgage rates rise ahead of any medium term OCR increases.&#8221;<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">Although the official cash rate was <a href=\"https:\/\/www.1news.co.nz\/2026\/05\/27\/ocr-hold-expected-today-but-could-july-rate-hike-be-next\/\" target=\"_blank\" rel=\"nofollow noopener\">not expected to increase<\/a> on Wednesday, most forecasters have brought forward their expectations of when it will rise.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">Markets are pricing in increases, and those wholesale rates have pushed up retail prices.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">Davidson said that was already influencing borrower behaviour.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">Reserve Bank lending data showed floating and short-term fixed lending had become less popular over the past six months, while the two-year fixed rate had become the single most popular lending term, accounting for 29% of new lending in March.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">&#8220;Borrowers are increasingly prioritising repayment certainty again as refinancing conditions become more uncertain,&#8221; he said.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">&#8220;Many households that previously focused on staying flexible are now weighing up whether rates could move higher over the next one to two years.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">&#8220;We don&#8217;t necessarily know what they&#8217;re shifting from, but the two-year rate is very popular at the moment, and for some people they will already be seeing an increase in their interest rate. And the point is, yes, they&#8217;ll be seeing an increase in interest rates, but they&#8217;ll be taking that two-year rate to avoid that potentially getting even worse.&#8221;<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">His analysis showed borrowers who fixed on very short durations more recently were already beginning to face higher refinancing costs.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">Homeowners who fixed for six months in October at around 4.8% would now face a two-year rate &#8211; if they chose that term &#8211; roughly 30 basis points higher at 5.1%.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">&#8220;People have got used to rolling off those previous fixed loans and seeing those rates fall. But just at the moment, it seems to be a turning point, not only for the cash rate itself, but the mortgage rates and also those decisions that people have to face up to.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">&#8220;Because if you&#8217;re rolling off a relatively short-term fixed rate from, say, six months ago and now faced with a choice of whether it&#8217;s a one-year rate or a two-year rate that&#8217;s risen and also higher than what that six-month rate was six months ago, it&#8217;s a bit of a change in mentality \u2026 as rates progressively increase, you would think more and more people will find themselves in that situation.&#8221;<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">He said while it was a personal finance decision, it had wider implications for the economy.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">&#8220;If people are having to put more money on their mortgage, well, that&#8217;s going to increase household spending at a time where there&#8217;s also other pressures from higher fuel prices.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">&#8220;That creates a more complicated environment for the Reserve Bank as it weighs inflation pressures against weaker growth and softer consumer demand.&#8221;<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">He said even relatively small increases in interest rate could mean significant amounts of money for people with large loans.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">Davidson said many borrowers had already missed the trough in mortgage rates.<\/p>\n<p class=\"body-paragraph articleLinkText  lg mb-4\">The Reserve Bank&#8217;s stats shows that around 43 percent of existing debt is floating or fixed and set to reprice within the next six months.<\/p>\n","protected":false},"excerpt":{"rendered":"Property data firm Cotality is warning that increasing numbers of New Zealand mortgage holders will face higher costs&hellip;\n","protected":false},"author":2,"featured_media":697637,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[11],"tags":[45,49,48,10262,46,8434],"class_list":["post-697636","post","type-post","status-publish","format-standard","has-post-thumbnail","category-economy","tag-business","tag-ca","tag-canada","tag-cost-of-living","tag-economy","tag-property"],"_links":{"self":[{"href":"https:\/\/www.newsbeep.com\/ca\/wp-json\/wp\/v2\/posts\/697636","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.newsbeep.com\/ca\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.newsbeep.com\/ca\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/ca\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/ca\/wp-json\/wp\/v2\/comments?post=697636"}],"version-history":[{"count":0,"href":"https:\/\/www.newsbeep.com\/ca\/wp-json\/wp\/v2\/posts\/697636\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/ca\/wp-json\/wp\/v2\/media\/697637"}],"wp:attachment":[{"href":"https:\/\/www.newsbeep.com\/ca\/wp-json\/wp\/v2\/media?parent=697636"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.newsbeep.com\/ca\/wp-json\/wp\/v2\/categories?post=697636"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.newsbeep.com\/ca\/wp-json\/wp\/v2\/tags?post=697636"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
