Both are family-run companies, meaning it will be an all-Canadian-owned project.Supplied\/Reliance Properties, Germain Hotels and Lemay Michaud<\/p>\n<p class=\"c-article-body__text text-pr-5\">A unique office conversion into a boutique hotel in Vancouver is set to begin construction later this year as the city posts Canada\u2019s lowest office vacancy rate and shows greater interest in hotel development.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Located at 1111 West Hastings St. in Vancouver\u2019s central business district, the 13-storey building was acquired for $70-million last year by developer Reliance Properties and Quebec-based Germain Hotels. <\/p>\n<p class=\"c-article-body__text text-pr-5\">Their joint vision is to develop a fully Canadian-owned-and-operated property with 150-200 rooms. While Germain has 20 hotels across Canada, the one on West Hastings Street would be its first in British Columbia, which reported the <a href=\"https:\/\/www.costar.com\/products\/str-benchmark\/resources\/press-releases\/canada-hotels-post-record-setting-performance-2025\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.costar.com\/products\/str-benchmark\/resources\/press-releases\/canada-hotels-post-record-setting-performance-2025\">highest hotel occupancy rate<\/a> across the country in 2025.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Office conversions are happening across other major Canadian cities such as <a href=\"https:\/\/www.theglobeandmail.com\/real-estate\/article-calgarys-adventure-in-office-conversion\/\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.theglobeandmail.com\/real-estate\/article-calgarys-adventure-in-office-conversion\/\">Calgary<\/a> and <a href=\"https:\/\/www.theglobeandmail.com\/business\/industry-news\/property-report\/article-inside-the-race-to-convert-vacant-offices-into-rental-homes\/\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.theglobeandmail.com\/business\/industry-news\/property-report\/article-inside-the-race-to-convert-vacant-offices-into-rental-homes\/\">Toronto<\/a>. However, these often include transforming commercial space into residential units. Office-to-hotel conversions are more rare, which is what makes the Reliance-Germain partnership stand out.<\/p>\n<p>The opportunity<\/p>\n<p class=\"c-article-body__text text-pr-5\">When Reliance Properties saw 1111 West Hastings St. on the market, development director Joanna Kwan knew it would suit the hotel property that Reliance wanted to build with Germain Hotels. <\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cWe\u2019ve known Germain for many years. Informally, we\u2019ve always been looking for opportunities to work together,\u201d says Ms. Kwan, noting the building\u2019s floor plate \u2013 the square footage of its floors \u2013 is especially appealing since it makes up a perfect square. \u201cIt was perfect for hotel conversion.\u201d<\/p>\n<p class=\"c-article-body__text text-pr-5\">Before finding the building, which was constructed in 1966 and previously owned by Golden Properties Ltd., the hotel they were envisioning was between 150 and 200 suites \u2013 a perfect fit for 1111 West Hastings St.<\/p>\n<p class=\"c-article-body__text text-pr-5\">After Reliance Properties told Germain Hotels about the building, Germain executives flew to Vancouver to see it and agreed to partner on the project.<\/p>\n<p class=\"c-article-body__text text-pr-5\">In a press release, Germain Hotels\u2019 now co-president, Hugo Germain, called the company\u2019s expansion to Vancouver a \u201cmajor milestone\u201d as it grows coast to coast.<\/p>\n<p class=\"c-article-body__text text-pr-5\">The forthcoming hotel\u2019s differentiator is that both Reliance and Germain are family-owned Canadian companies, whereas many new hotels developed in Vancouver are with U.S. conglomerates such as Marriott, Hyatt or Hilton, Ms. Kwan says. <\/p>\n<p><a style=\"display:block\" href=\"https:\/\/www.theglobeandmail.com\/resizer\/v2\/YHF5OMSH2JF65NIJMQ732QJORI.jpg?auth=b9982f54ee0011dad4f7289108975fea24a5fd6118caef0e71844b5723774f99&amp;width=600&amp;height=400&amp;quality=80&amp;smart=true\" aria-haspopup=\"true\" data-photo-viewer-index=\"1\" rel=\"nofollow noopener\" target=\"_blank\">Open this photo in gallery:<\/a><\/p>\n<p class=\"figcap-text\">The original building at 1111 West Hastings St. in Vancouver\u2019s central business district was constructed in 1966. Previously owned by Golden Properties Ltd., the property was acquired by Reliance Properties and Germain Hotels last year for $70-million.Supplied\/Reliance Properties<\/p>\n<p>Engineering a conversion<\/p>\n<p class=\"c-article-body__text text-pr-5\">In addition to the height and floor plate of a building, another key trait that determines whether it is suitable for conversion is the location of its elevator shafts. If the shafts are in the wrong place, it may result in awkward floorplans, an inefficient number of suites or too much alterations for the project to make sense.<\/p>\n<p class=\"c-article-body__text text-pr-5\">With 1111 West Hastings St., the elevator shafts are right in the middle of the square building, allowing it to be efficiently surrounded by suites, according to a floorplan shared by Ms. Kwan, who has an engineering and architecture background.<\/p>\n<p class=\"c-article-body__text text-pr-5\">While the height, floor plate and elevator core usually remain intact in office conversions, all other features may be modified, with many conversions often requiring a full gutting to keep up with modern-day construction. <\/p>\n<p class=\"c-article-body__text text-pr-5\">For 1111 West Hastings St., Ms. Kwan says they are replacing all of the electrical and mechanical systems. <\/p>\n<p class=\"c-article-body__text text-pr-5\">While the existing office building does not have many internal walls, the developers will remove the drywalls and washrooms. They\u2019ll also make minor seismic upgrades and retain much of the architectural fenestration, the overall design of the building fa\u00e7ade, although they\u2019re considering the possibility of replacing the exterior glass to improve energy efficiency.<\/p>\n<p><a style=\"display:block\" href=\"https:\/\/www.theglobeandmail.com\/resizer\/v2\/UP6N45OD5VDBDLVSRQCA6P6PKQ.jpg?auth=9d0e9418d65773ba51d4f0333f9e8df7d0fe5529567d317a79f3114e3374ac8b&amp;width=600&amp;height=400&amp;quality=80&amp;smart=true\" aria-haspopup=\"true\" data-photo-viewer-index=\"2\" rel=\"nofollow noopener\" target=\"_blank\">Open this photo in gallery:<\/a><\/p>\n<p class=\"figcap-text\">Part of what made 1111 West Hasting St. an attractive hotel conversion opportunity is the location of its elevator shafts, which are in the middle of the square building, meaning it can be efficiently surrounded by suites.Supplied\/Reliance Properties<\/p>\n<p>A market in need of hotels<\/p>\n<p class=\"c-article-body__text text-pr-5\">However, the financial side of conversion projects can sometimes be more challenging than the physical build. <\/p>\n<p class=\"c-article-body__text text-pr-5\">Calgary has seen more than <a href=\"https:\/\/www.google.com\/url?q=https:\/\/www.calgary.ca\/development\/downtown-calgary-incentive-program.html&amp;sa=D&amp;source=docs&amp;ust=1779904391835586&amp;usg=AOvVaw10jNdmygACISh9Zrp1jcCk\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.google.com\/url?q=https:\/\/www.calgary.ca\/development\/downtown-calgary-incentive-program.html&amp;sa=D&amp;source=docs&amp;ust=1779904391835586&amp;usg=AOvVaw10jNdmygACISh9Zrp1jcCk\">20 conversion projects<\/a> because of the city\u2019s incentive program that provides $75 per square foot of office space converted \u2013 an initiative that was set up because of the city\u2019s office surplus of three-million square feet. Vancouver has no such program. Ms. Kwan says she asked the city about potential financial assistance, but the city wasn\u2019t interested. <\/p>\n<p class=\"c-article-body__text text-pr-5\">What the city has shown interest in is hotels. Last April, city council approved Vancouver\u2019s <a href=\"https:\/\/guidelines.vancouver.ca\/policy-hotel-development.pdf\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/guidelines.vancouver.ca\/policy-hotel-development.pdf\">Hotel Development Policy<\/a> with the hope of spurring more hotel projects.<\/p>\n<p class=\"c-article-body__text text-pr-5\">What helped the West Hasting Street hotel project is that it did not require a rezoning, says Ms. Kwan.
