Anticipated businesses include a medical office, grocery store, and a café, according to the plan proposal.

“The building looks good, and there was a lot of community consultation done early on,” said Coun. Devi Sharma (Old Kildonan).

Supplied photo

Conceptual design for 1245 Court Ave. The building features 32-units and spaces for business.

Along McPhillips Street, a plan to develop a 25-acre plot of land into commercial development featuring a new Sobeys and McDonald’s, was approved by the committee. While there are other commercial spaces in the proposal, no other tenets have been confirmed or approved.

The committee also recommended to standing policy committee on public works to build a new sidewalk along the east side of McPhillips by North Point Boulevard, before tenants move into the commercial development.

“I think it’s really important that when the first retail tenant move into that site… that we have a sidewalk,” Sharma said. She added that funds are already available and she’d like construction to be completed in 2027.

Sharma also inquired about purchasing 40 hectares of land for a new regional park in northwest Winnipeg. The Lord Selkirk-West Kildonan committee are asking the standing policy committee on property and development to report back with a cost estimate in 180 days.

Four public hearings were also held. The first application, with regard to amending and proposing by-laws related to secondary plans in the area to fast-track new housing developments in accordance with the Housing Accelerator Fund which is meant to accelerate housing construction and increase density, was approved. No one registered to speak in opposition.

A subdivision and rezoning of nearly 55 acres in Highland Pointe for the development’s sixth phase was approved, with nobody registered in opposition. Similarly, a rezoning and variance application for 229 Machray Ave., to allow for a residential multifamily building to replace an older, small apartment on the site, was also approved.

In addition, Coun. Ross Eadie (Mynarski) proposed an honourary street naming in honour of Greg Pester, a local musician and owner of the Royal George Hotel. Council moved the proposal to the East Kildonan-Transcona community committee meeting to be held on June 22.

The next Lord Selkirk – West Kildonan meeting will be held on June 23.

Rylee Gerrard
Community Journalist

Rylee Gerrard is a reporter/photographer for the Free Press Community Review.
