A first-time buyer with a $500,000 budget found the options west of Calgary limited, with available properties either too expensive or too small. This two-bedroom unit, about 30 kilometres east of Banff National Park, fit the bill, but another house hunter had already signed a deal. Nonetheless, this buyer negotiated an offer, hoping to still be in the race should the first deal founder. <\/p>\n

\u201cWe put an offer in the day it was listed, and we were already the backup,\u201d said the buyer\u2019s agent Nicole Tate-Stratton. <\/p>\n

\u201cThere was a lineup of people after us, a backup to our backup. It\u2019s indicative of how challenging it is to find a place.\u201d <\/p>\n

Three weeks later, Ms. Tate-Stratton was told the first buyer couldn\u2019t remove the conditions on their offer. The new buyers waived provisions on their offer and the 33-year-old unit was theirs.<\/p>\n

\u201cIt\u2019s a townhouse-style condo in Dead Man\u2019s Flats, which is a little community outside Canmore where prices are slightly better,\u201d said Ms. Tate-Stratton.<\/p>\n

\u201cIt\u2019s a very popular destination, and there are a lot of people who have second homes here and vacation properties.\u201d<\/p>\n

What they got <\/p>\n

This upper unit is in a small complex designed with two-storey structures, each with four units. It has an 839-square-foot plan with two bedrooms, one bathroom and a laundry closet. <\/p>\n

There is a kitchen and a dining area with access to a balcony, as well as a living room with a gas fireplace. <\/p>\n

There\u2019s also a storage locker and parking space that come with the unit. <\/p>\n

Monthly fees of $600 cover heating and water. <\/p>\n

The agent\u2019s take <\/p>\n

\u201cIt\u2019s similar to everything else in terms of the layout and size, but what makes it lovely is it backs onto green space,\u201d Ms. Tate-Stratton said. <\/p>\n
