Earlier this year, agent Bryon Howard was assigned to sell two pieces of land severed from a larger property in a rural area about 35 kilometres south of Calgary\u2019s downtown core. A different agent had previously listed Lot 1 \u2013 a 4.08-acre parcel \u2013 for five months last year with an asking price in the mid-$500,000s. <\/p>\n

Mr. Howard reintroduced it with a lower price of $484,900 and heavily promoted it through public outlets and private contacts. <\/p>\n

\u201cPeople who typically want land, want to get out of the city, but be close to the city, and are probably looking for mountain views and privacy,\u201d Mr. Howard said. <\/p>\n

\u201cWe didn\u2019t have a whole lot of showings, maybe eight people walked the land, and other people may have drove by.\u201d<\/p>\n

A Calgary-based buyer considered the sister lot at the rear, measuring 5.46-acres, but purchased Lot 1 instead for $450,000 about one month after its listing. <\/p>\n

\u201cThis one is right off the road, the other has panhandle driveway access,\u201d said Mr. Howard.<\/p>\n

\u201cWell-priced properties in that area are selling in that 30-day range. We priced it well to sell fairly quickly.\u201d <\/p>\n

\u201cIt was fully serviced with drilled well, gas, power and even cable at the lot line, which is rare for raw land,\u201d Mr. Howard said.<\/p>\n
