Based on the remote location of this four-bedroom house on a 9.88-acre lot, agent David St. Jean geared up for months of marketing and several open houses to flag down potential buyers within the surrounding area or from large cities, such as Edmonton about 100 kilometres to the north.<\/p>\n

\u201cThe nice thing about it is it\u2019s 10 acres, private and treed, and it\u2019s near Pigeon Lake,\u201d said Mr. St. Jean. <\/p>\n

\u201cRight now, most buyers we see are moving from local areas, either coming from the city to the country to get more space or upsizing from their current home in the country to something bigger.\u201d <\/p>\n

In less time than anticipated, one guest negotiated a $1.3-million purchase, just $50,000 shy of the asking price. <\/p>\n

\u201cWe only had it listed for 29 days,\u201d Mr. St. Jean said. <\/p>\n

\u201cUsually, it\u2019s closer to 60 to 90 days, depending on the property.\u201d <\/p>\n
