Toronto has the most \u201cpower of sale\u201d properties on the market in Ontario by far, but Brampton is in second place with nearly twice the default mortgage sales compared to Mississauga.<\/p>\n
The rankings come from real estate website www.powerofsalelisting.com<\/a>, and shows some 152 power of sale listings in Toronto, 64 in Brampton and 33 in Mississauga.<\/p>\n A \u201cpower of sale\u201d can happen when a homeowner defaults on their mortgage, with the lender selling the property to recover any outstanding debts. The sales are different from a foreclosure, which requires a court approval, and the transaction is handled directly by the lender.<\/p>\n Power of sale transactions have seen some homes in Mississauga, Brampton and across the Greater Toronto Area selling for huge losses, including one in Brampton that was purchased for $1,380,000 in October 2021 and was re-sold in January or $965,000 \u2013 a drop of $415,000<\/a>.<\/p>\n In Halton Hills, a home on an acre of land was bought for $2,600,000 in April 2022 and sold in a power of sale in May for $1,865,000, a $735,000 loss<\/a>.<\/p>\n Ontario-wide, power of sale listings make up 0.58 per cent of all homes for sale with an average price of $1,266,183, the website says. The price range varies wildly, from $1 to $24.9 million.<\/p>\n Cities with the most power of sale listings in Ontario:<\/p>\n Toronto \u2013 152. On the regional level, Toronto still had the highest number of power of sale listings at 170. York Region followed with 111, with Peel Region in third with 108.<\/p>\n Tenants can sometimes find themselves evicted due to the sales, and Douglas Kwan, a lawyer and director of advocacy and legal services at the Advocacy Centre for Tenants Ontario, said he has seen more queries from tenants about power of sale situations recently<\/p>\n He said that\u2019s partly because market rents have dipped while many homeowners face mortgage renewals at higher interest rates, so rental property owners can fall behind more easily.<\/p>\n READ MORE: Landlord hasn\u2019t paid the mortgage? The numbers show mortgage delinquencies jumping 52 per cent in Ontario during the first quarter of 2026, with missed payments up to 0.36 per cent from 0.24 per cent year-over-year.<\/p>\n
