\t\t\t\t\t<\/p>\nHome sales in Calgary were down in July compared with a year ago as prices also fell, which the city\u2019s real estate board says is partly due to \u201cpersistent oversupply\u201d of condominiums.<\/p>\n
The Calgary Real Estate Board says 1,904 homes changed hands last month, down 9.2 per cent from July 2025, as the residential benchmark price fell two per cent to $569,200.<\/p>\n
The board\u2019s chief economist Ann-Marie Lurie says several consecutive years of high construction levels and a sudden drop in international migration have contributed to a \u201cshift\u201d in housing market conditions, mostly for higher-density homes, which is driving lower prices.<\/p>\n
Apartment-style homes saw a year-over-year price decline of 8.4 per cent to $297,600, while row-style properties were 6.1 per cent less expensive at $418,500.<\/p>\n
Detached home prices were down 1.9 per cent to $743,900, and semi-detached prices ticked 0.3 per cent lower compared with July 2025 to $691,000.<\/p>\n
Calgary saw 3,323 new listings on the market in July, down 15 per cent from a year earlier, while total inventory was 4.2 per cent lower year-over-year to 6,626 homes for sale.<\/p>\n
