A new agent, confident the makeover would boost interest in the home, listed it for $659,900 in May. But buyers were passing it over for larger options in the area, near Fish Creek Provincial Park. <\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cBuyers had choices and no rush, it seemed,\u201d said agent Bryon Howard. \u201cBeing a bi-level [home], the square footage was small under 1,200 square feet. A lot of people, in their search criteria, would only look at homes over 1,200 square feet.\u201d <\/p>\n<p class=\"c-article-body__text text-pr-5\">After a month, a buyer negotiated a selling price of $640,000. The property sold ahead of the market\u2019s 50-day average on account of its triple garage on a pie-shaped lot with 25-foot frontage and 94-foot depth. <\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cThere were three or four [properties] in active competition, but none with triple-car garages,\u201d Mr. Howard said. \u201cIt\u2019s on a cul-de-sac and it\u2019s on a pie-shaped lot, so the back yard is quite large.\u201d<\/p>\n<p><a style=\"display:block\" href=\"https:\/\/www.theglobeandmail.com\/resizer\/v2\/P7OCR3OGOBGP7NO35ANUZNNVAE.jpg?auth=dda24db6b5d28517fc2ef96f38abfea1a31b824cdd1c38578214b2e5d9580865&amp;width=600&amp;height=400&amp;quality=80&amp;smart=true\" aria-haspopup=\"true\" data-photo-viewer-index=\"1\" rel=\"nofollow noopener\" target=\"_blank\">Open this photo in gallery:<\/a><\/p>\n<p class=\"figcap-text\">The home has three bedrooms and three bathrooms.Supplied<\/p>\n<p>What they got <\/p>\n<p class=\"c-article-body__text text-pr-5\">This detached house has 1,146 square feet of living space, including three bedrooms and three bathrooms, as well as a living room with a wood-burning fireplace and an eat-in kitchen with access to a balcony. <\/p>\n<p class=\"c-article-body__text text-pr-5\">The basement has one bedroom and two recreation areas.
