The action <\/p>\n

Agent Belinda Lelli projected her client\u2019s three-bedroom house would take three to 10 weeks to lock in a serious buyer, based on recent home sales in the west end of Mississauga. Listed for $1,188,000, the home had no lack of suitors, including 40 guests at the first open house, but few had the wherewithal to purchase it. <\/p>\n

\u201cMany people thought they\u2019d be approved [mortgages] for $1.1-million or $1.2-million,\u201d said Ms. Lelli. <\/p>\n

\u201cThey were coming back saying they were preapproved for $900,000 to $950,000. But we weren\u2019t selling it for under $1-million.\u201d<\/p>\n

In negotiations with one buyer, the sellers only let $78,000 slide off the price of the 32-year-old home, knowing it had two bonuses: a high-end kitchen and a family room above the double garage. <\/p>\n

\u201cWe were competing with several lower-priced offerings, and we were priced similarly to four-bedroom homes,\u201d said Ms. Lelli. <\/p>\n

\u201cWhat sets this home apart is the true chef\u2019s kitchen, which was completely reimagined by the owners, one of whom is a chef. <\/p>\n

\u201cThe other unique feature is a loft-style, second-floor family room with cathedral ceilings, a gas fireplace, and beautiful laminate floors.\u201d<\/p>\n

What they got <\/p>\n

This two-storey house, on a 31- by 108-foot lot, has 1,890 square feet of living space. <\/p>\n

Entertaining areas and bathrooms are on all three levels, including the basement. A fourth bathroom is in the primary bedroom upstairs. <\/p>\n

A dining area lies off the open-concept kitchen. It has an island, granite countertops, stainless-steel appliances, and sliding doors to a southeast-facing deck, patio and hot tub. <\/p>\n

The agent\u2019s take <\/p>\n
