A controversial Mississauga condo project has been deferred.<\/p>\n
Residents came out to oppose the project at 900 Lakeshore Rd. W. in Lorne Park this week. The property is next to Richard\u2019s Memorial Park, currently home to a single-detached house with a pool.<\/p>\n
The revised plans<\/a>\u00a0to build a nine-storey condominium apartment building with 161 units came to the City of Mississauga\u2019s Planning and Development Committee on Sept. 8.<\/p>\n After community members made delegations opposing the current plan, the committee voted in favour of deferring the project.<\/p>\n The development plans have long been the subject of opposition, with residents holding a rally against<\/a> the so-called \u201ccruise ship\u201d condo in 2025.<\/p>\n While there have been several changes to the plans, including reducing the height and size of the building, there are still many concerns, particularly because the development is next to beloved natural areas.<\/p>\n The wetland and natural heritage features will be protected, and water and sewer infrastructure can be made available, Mississauga City Planner Paul Stewart said at the Sept. 8 meeting. The building lot is on a slope, but it will remain stable, Stewart said.<\/p>\n However, councillors and residents wanted more details on how the new building would mitigate environmental concerns.<\/p>\n Councillor Sue McFadden asked how the groundwater is going to be discharged. Stewart said there will be a storage tank that collects the groundwater, and it will have a controlled released. The amount of water leaving the property will be the same as it is currently, he added.<\/p>\n Last 30 Days: 46,301 Votes<\/p>\n All Time: 1,513,529 Votes<\/p>\n 2192 VOTES \u201cI guess I am a little apprehensive because of the amount of storms we have had lately,\u201d McFadden said.<\/p>\n Residents from the neighbouring Lorne Park Estates had concerns about setbacks and discrepancies with the boundary survey. City planners said they are using the latest survey.<\/p>\n The 900 Committee, a group of residents in the community, suggested the project isn\u2019t viable.<\/p>\n Residents also argued that the slope would not be stable.<\/p>\n Resident Sue Shanly expressed concerns about a wind tunnel and its impact on the Carolinian Forest in the area. Although the new studies show wind impacts are not a concern, Shanly said the reports used historical weather data, which cannot be relied upon any longer.<\/p>\n \u201cWe have had four 100-year storms in the last 13 years, with the most recent having been just last week,\u201d she said.<\/p>\n In the end, the committee decided more work is needed on the application before they can approve it.<\/p>\n Coun. Alvin Tedjo moved to defer the application to address the issues residents raised.<\/p>\n \u201cI think the committee has consensus that there are challenges with the application that they would like to see resolved with further work between staff and the applicant,\u201d Tedjo said.<\/p>\n Tedjo acknowledged work done with staff on the project, including the reduction in the building height, the addition of more two- and three-bedroom units, the increase in parking rate and more complete studies.<\/p>\n He noted that the applicant can take this to the Ontario Land Tribunal, and the project could move forward despite the committee\u2019s deferral.<\/p>\n Coun.
