But what happens when your mortgage payoff date is uncomfortably close to your retirement age or, even worse, after it?<\/p>\n<p class=\"c-article-body__text text-pr-5\">According to a 2025 <a href=\"https:\/\/www.newswire.ca\/news-releases\/the-new-real-estate-reality-for-retirees-exiting-the-workforce-with-mortgage-debt-871464644.html\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.newswire.ca\/news-releases\/the-new-real-estate-reality-for-retirees-exiting-the-workforce-with-mortgage-debt-871464644.html\">Royal LePage survey<\/a>, 29 per cent of Canadians nearing retirement will be making mortgage payments after they\u2019ve stopped working.<\/p>\n<p class=\"c-article-body__text mv-16 l-inset text-pb-8\" data-sophi-feature=\"interstitial\"><a href=\"https:\/\/www.theglobeandmail.com\/investing\/personal-finance\/article-canada-first-time-homebuyers-age-houses\/\" rel=\"nofollow noopener\" target=\"_blank\">The 40-year-old virgin home buyer: Canada&#8217;s first time owners are older than ever and they&#8217;re okay with that<\/a><\/p>\n<p class=\"c-article-body__text mv-16 l-inset text-pb-8\" data-sophi-feature=\"interstitial\"><a href=\"https:\/\/www.theglobeandmail.com\/investing\/personal-finance\/article-these-unexpected-costs-could-derail-your-plan-to-buy-a-home\/\" rel=\"nofollow noopener\" target=\"_blank\">These unexpected costs could derail your plan to buy a home<\/a><\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cSome people will say it\u2019s okay to have a mortgage in retirement. Well, not really,\u201d says Kurt Rosentreter, a Toronto-based certified financial planner. In that case, at a time when your income drops off, a greater proportion of it would need to cover debt payments, he adds.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Here are five practical, expert-backed strategies to chart a more flexible retirement, even if you came late into your homeownership era.<\/p>\n<p>1. Pay down your mortgage faster while you\u2019re still working<\/p>\n<p class=\"c-article-body__text text-pr-5\">One of the most straightforward solutions is to get aggressive with your debt before you retire.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Accelerating biweekly payments, such as paying half your monthly mortgage every two weeks instead of monthly, can reduce your amortization by a few years and save you thousands in interest, says Shannon Tatlock, a certified financial planner based in Moncton, N.B.<\/p>\n<p class=\"c-article-body__text text-pr-5\">This strategy becomes more powerful if you direct windfalls like bonuses, tax refunds or side-hustle income toward your mortgage. \u201cWhen you go to renew, hopefully the mortgage will be less, and your payment will come down,\u201d Ms. Tatlock adds.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Mr. Rosentreter agrees and says it should be easier to do when you\u2019re at your peak income levels in your 50s \u2013 and easier still if you have a partner who\u2019s also employed. <\/p>\n<p class=\"c-article-body__text mv-16 l-inset text-pb-8\" data-sophi-feature=\"interstitial\"><a href=\"https:\/\/www.theglobeandmail.com\/investing\/personal-finance\/financial-facelift\/article-retire-in-decade-basement-renovation\/\" rel=\"nofollow noopener\" target=\"_blank\">Financial facelift: Can Romesh, 54, and Gayle, 52, retire in a decade if they spend $125,000 on a basement renovation?<\/a><\/p>\n<p class=\"c-article-body__text text-pr-5\">But as Vancouver-based certified financial planner Steve Bridge points out, tough choices are inevitable, especially if you\u2019re juggling kids\u2019 education, car repairs, groceries, gifts and retirement savings.<\/p>\n<p class=\"c-article-body__text text-pr-5\">What it comes down to is making more or spending less. \u201cGet real about the numbers,\u201d Mr. Bridge said.<\/p>\n<p>2. Downsize? Preferably not <\/p>\n<p class=\"c-article-body__text text-pr-5\">Downsizing is often viewed as a retirement fallback: sell the family home, buy something smaller, pocket the difference. The <a href=\"https:\/\/www.royallepage.ca\/en\/realestate\/news\/the-new-real-estate-reality-for-retirees-exiting-the-workforce-with-mortgage-debt\/#_ftn5\" rel=\"nofollow noopener\" target=\"_blank\">Royal LePage survey<\/a> found that 46 per cent of Canadians nearing retirement plan to downsize within two years of leaving full-time work. <\/p>\n<p class=\"c-article-body__text text-pr-5\">But it\u2019s not always simple or profitable.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Planning to downsize means you\u2019re counting on your home value going up \u2013 and that\u2019s not guaranteed, says Mr. Rosentreter.<\/p>\n<p class=\"c-article-body__text text-pr-5\">As an example, he says, let\u2019s say you sell your $2-million home in Toronto and buy a condo for a million. That doesn\u2019t leave much savings after commissions, the land transfer tax, legal fees and moving costs.<\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cIs that enough to make your retirement work? Doesn\u2019t sound like a lot of money. The whole downsizing is a bit of a farce,\u201d he says.<\/p>\n<p class=\"c-article-body__text text-pr-5\">It\u2019s also <a href=\"https:\/\/www.theglobeandmail.com\/investing\/personal-finance\/retirement\/article-for-downsizing-retirees-decluttering-a-lifetime-of-stuff-can-be\/\" rel=\"nofollow noopener\" target=\"_blank\">emotionally complicated<\/a>. People often underestimate the psychological cost of moving out of a familiar space, letting go of a garden, a basement workshop.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Mr. Rosentreter says he rarely includes downsizing in his clients\u2019 financial plans unless it\u2019s post-widowhood, when needs and expenses truly change. \u201cOtherwise, people use it as an excuse not to save,\u201d he adds.<\/p>\n<p>3. Relocate strategically, for space and savings<\/p>\n<p class=\"c-article-body__text text-pr-5\">For those willing to downsize, relocating to a more-affordable region can free up cash. <\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cIf you\u2019re making $80,000 a year and trying to buy in Toronto, that\u2019s not realistic,\u201d Mr. Rosentreter says. \u201cMove far away and get over the fact that you\u2019re not going to live near [family].\u201d<\/p>\n<p class=\"c-article-body__text text-pr-5\">Relocating to a smaller town or even a different province <a href=\"https:\/\/financialpost.com\/personal-finance\/retirement\/im-outta-here-what-to-consider-if-moving-is-part-of-your-retirement-plan\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/financialpost.com\/personal-finance\/retirement\/im-outta-here-what-to-consider-if-moving-is-part-of-your-retirement-plan\">can lower your cost of living<\/a>, reduce your property taxes and lead to a lifestyle that\u2019s more financially sustainable.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Of course, it\u2019s not for everyone. The social cost of leaving behind family, friends or cultural communities needs to be factored in alongside the savings.<\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cThat\u2019s hard love, but it needs to be said,\u201d said Mr. Rosentreter.<\/p>\n<p>4. Consider multigenerational or shared living<\/p>\n<p class=\"c-article-body__text text-pr-5\">One way to cut costs or create new income streams is by <a href=\"https:\/\/www.theglobeandmail.com\/investing\/personal-finance\/retirement\/article-to-save-money-canadian-retirees-are-moving-in-together-and-living-the\/\" rel=\"nofollow noopener\" target=\"_blank\">sharing your space<\/a>.<\/p>\n<p class=\"c-article-body__text text-pr-5\">That could mean living with friends, welcoming adult children back home to help with payments or renting out a basement suite. <\/p>\n<p class=\"c-article-body__text mv-16 l-inset text-pb-8\" data-sophi-feature=\"interstitial\"><a href=\"https:\/\/www.theglobeandmail.com\/opinion\/article-home-ownership-young-canadians-carney-housing-plan\/\" rel=\"nofollow noopener\" target=\"_blank\">Opinion: I want a home, not an investment<\/a><\/p>\n<p class=\"c-article-body__text text-pr-5\">It may not be ideal if you value personal space, but it can be practical. Shared living lowers utility bills and your bottom line, with the bonus of also making you less isolated.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Mr. Bridge believes people need to make choices that prioritize saving. \u201cWould I be willing to move somewhere else? Would I be willing to bring in more income? Could we bring a student in? Could we bring a renter in?\u201d<\/p>\n<p>5. Keep working<\/p>\n<p class=\"c-article-body__text text-pr-5\">Many of Ms. Tatlock\u2019s clients are transitioning into retirement with a job they enjoy \u2013 instead of one that they have to work to pay the bills. Some turn lifelong hobbies into small income streams. Others scale back from full-time jobs into flexible contract roles, consulting gigs or seasonal work.<\/p>\n<p class=\"c-article-body__text text-pr-5\">She recalls one gentleman she worked with running a home garage doing tire changes after retiring from a demanding job as a mechanic for FedEx. <\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cHe\u2019s still earning money every single month.
