A major €155 million housing development is being proposed for Maynooth, Co. Kildare.

The plans, lodged with Kildare County Council, seek a ten-year permission for a Large-scale Residential Development (LRD) on a 15.27-hectare site at Railpark, on the eastern side of the town.

The project includes 581 new homes along with a neighbourhood centre.

The site is located west of the Rockfield development, northwest of the Parklands estate, and northeast of “The Grange,” a residential scheme currently under construction.

According to the application, the housing mix comprises 396 houses and 185 duplex or apartment units. The houses will include 59 two-bedroom, 275 three-bedroom, and 62 four-bedroom homes.

The apartments and duplexes, ranging from three to six storeys, will offer 53 one-bed, 92 two-bed, and 40 three-bed units — each with a private balcony, terrace, or garden.

A new neighbourhood centre is also proposed, made up of three main buildings — Block A, Block B, and a café kiosk — set around a public plaza. Block A will include a health centre, pharmacy, and convenience store on the ground floor, with 41 apartments above. Block B will feature a large childcare facility and 48 apartments. Another 96 duplex units will be located across five additional blocks.

Access will be provided via two new entrances from the Maynooth Eastern Ring Road, with a signalised pedestrian and cycle crossing. A total of 888 car parking spaces and 758 cycle spaces are planned for residents, visitors, and commercial users.

The scheme also includes new internal roads, walking and cycling routes, six ESB substations, drainage infrastructure, and sustainable features such as green roofs and solar panels. Public open spaces are to include a local park, a linear park, pocket parks, and children’s play areas.

An Environmental Impact Assessment Report (EIAR) and Natura Impact Statement (NIS) have been submitted as part of the application.
