For the first 11 months of 2025, JLL research shows that total hotel transaction volumes in Ireland reached a record-breaking €1.66 billion.
This includes an estimated €1 billion of Irish hotels with the Dalata Hotel Group plc, but, nonetheless, there were still an estimated €660 million of hotel sales completed outside of this.
JLL noted that this strong market activity demonstrates Ireland’s growing attractiveness as a hotel market in which to invest, attracting a multitude of investor types from across the globe.
“Major events helped sustain [a] strong Dublin hotel performance in 2025, with RevPAR growing by 1.3% in the year to date,” said Jayne Brennan, analyst, EMEA, hotels and hospitality capital markets, JLL.
“The long-awaited return of Oasis to Croke Park, two major American football games, and the welcomed suspension of the passenger cap at Dublin Airport all delivered solid international visitor numbers.”
Brennan went on to say that Ireland as a whole faired even better, with RevPAR in key cities such as Limerick, Cork and Galway growing by 3.8%, 5.1% and 4.6%, respectively, in 2025.
However, provincial hotel markets, in particular, have seen very limited new hotel openings in recent years.
Hotel Supply Environment
A benign new hotel supply environment has supported strong trading fundamentals there.
The JLL research shows that Dublin saw 2,000 new hotel ‘keys’ open in 2023, however, this fell to 700 keys in 2024.
The figure for 2025 is expected to fall to just 621 keys.
JLL noted that this shrinkage demonstrates the impact of high construction and financing costs, and indeed planning delays, on new hotel development in the capital.
Despite these challenges, 2025 brought notable additions, such as the new 129-guestroom Hoxton Dublin, which opened last month, marking the brand’s Irish debut.
CitizenM and the Moxy at East Wall also both opened in 2025, contributing new hotel supply further into Dublin.
The year ahead also promises a few more ‘firsts’, including Ireland’s first terminal-linked hotel (Sofitel) and the first new five-star hotel to open in a long while – the Hawthorn in Galway.
