CONSTRUCTION has commenced on the largest residential development in Limerick city in 20 years, the Leader can reveal.
The Ardhu on Roses Avenue / North Circular Road is being developed by London-based Tribeca Holdings which is owned by Limerick man Aidan Brooks.
The €120m project will deliver 230 apartments in what is expected to be Limerick’s most exclusive housing development to date.
Galway contractor Monami started construction work in the last week. It is expected to take two years to complete, however, the former Ardhu Bar will reopen to the public before the summer of this year.
The development, designed by Dublin Architects Henry J Lyons, is arranged over five new buildings across six acres and range in height from three to five storeys.

The units will range in size from one, two and three-bed / duplex options catering from single occupants to families.
The 230 new apartments, available for rental only, will offer residents a wide range of amenities located in the former Ardhu House. They include a cafe, cinema, co-working space, gym, spa and swimming pool. A padel court will also be located on the grounds.
Ardhu House, which is just a 15 minute walk from the city centre was originally built as the home of the Revington family, and was the Ryan Hotel for many years.
Minister of State Niall Collins said: “The development will deliver much-needed residential accommodation for local and international occupiers.”
The major housing development on the Limerick city’s northside has previously been welcomed by Limerick Chamber; Limerick Twenty Thirty; Gordon Kearney, Rooney Auctioneers; and Kieran Scannell, Verizon.
