As the first residents move into new Dublin City Council homes at Oscar Taynor Woods in Coolock, applications have opened for next phase with prices starting at €254k

The first residents have moved into the new Oscar Traynor Woods development in Dublin 17, with further affordable home applications now open.
Lord Mayor Councillor Ray McAdam and Minister for Housing James Browne officially launched this scheme’s first cost rental and social homes in the Coyne Woods area this morning. With 64 new homes which includes 24 social, 24 cost rental and 16 affordable purchase homes, this includes two studio apartments, 12 two-bed houses, 42 three-bed houses, four four-bed houses and four one-bed triplex homes.
Delivered in partnership with Glenveagh and Clúid, the mixed tenure site in Coolock is being delivered in phases. It will include new parks, community spaces, a multi-use games area and a number of retail and commercial spaces, which Lord Mayor McAdam stated aims to promote a sense of community.
“Oscar Traynor Woods is not just bricks and mortar, it’s about building a community. Today marks the beginning of a new chapter for Dublin, where quality housing is matched with green spaces and amenities. I want to commend Dublin City Council, Clúid, and Glenveagh for their collaboration. Together, we are creating a neighbourhood that reflects the ambition and resilience of this city,” he said.
Minister Browne explained that they will be delivering over 800 homes at Oscar Taynor Woods across social, affordable, and cost rental. “My priority remains accelerating housing delivery nationwide, and this project sets a benchmark for how we can do that,” he said.
Chief Executive Officer with Clúid Averil Power stated they are endeavouring to provide homes “to people who would otherwise struggle in the private rental market.” She said that social and cost rental tenants will also benefit from Clúid’s “maintenance, tenant support and community engagement services.”
The first affordable purchase home owners are expected to move in the coming weeks. Dublin City Council are also currently accepting applications for the next phase of 57 affordable homes to be delivered later in 2026.
This release comprises 16 one-bedroom maisonettes, 9 two-bedroom maisonettes, 9 two-bedroom duplexes, 9 three-bedroom duplexes, 2 two-bedroom houses and 12 three-bedroom houses. These will be efforts at an average discount of 24% to the open market value, with prices depending on how much the buyers earn:
One-bedroom maisonettes will cost between €254k and €308k. The salary range (single or combined) is €57k to €69k;Two-bedroom maisonettes & duplexes will cost between €312k and €403k. The salary range (single or combined) is €70k to €91k;Three-bedroom duplexes will cost between €352k and €427k. The salary range (single or combined) is €79k to €96k;Two-bedroom houses will cost between €325k and €427k. The salary range (single or combined) is €73k to €96k;Three-bedroom houses will cost between €357k and €475k. The salary range (single or combined) is €80k to €106k.Households on lower incomes, who have additional savings, may also be eligible to apply.
