Planning permission has been sought for a new residential development in Ballincollig, which, if approved, would bring up to 300 new homes to the thriving suburb. The application was lodged with Cork City Council by developers MOS Homes Limited at a site within a stone’s throw of the first stop along the proposed Luas line.
The site is located in Carriganarra, on the southwestern edge of Ballincollig, with immediate access to the N22 and N40. The new development will, if given the green light, slot in behind the existing Heathfield housing estate and bring hundreds of new families to the town.
The development is a mix of houses and apartments/duplexes, ranging from one-bedroom units to four-bedroom family homes. The 172 apartments and duplexes comprise 18 three-bed units, 109 two-bed units, and 45 single-bed properties.

The remaining 128 houses are made up of 42 four-bed detached and semi-detached properties, and 84 three-bed homes – split between detached, semi-detached and terraced properties. The proposed development also provides for the restoration of an existing vernacular farm building on site, which will accommodate the final 2 two-bedroom semi-detached units.
The application also includes plans for a two-storey creche with a capacity of up to 100 children, and a report on school capacity in Ballincollig found that this development would not place undue pressure on local services.
The proposed Cork Luas line will also run along the nearby Link Road, which connects Heathfield and the surrounding areas directly to the N22/N40. The first Luas Stop in Ballincollig will be located around a 5-10 minute walk from the proposed site, providing an excellent transport link to the city once all is in place.

Planning permission has also been sought for four new pedestrian and cycle connections, bicycle parking, landscaping and a new clear-span bridge across the Maglin River, which runs through the proposed site.
The application was lodged with Cork City Council on May 6, and the planning department will make a decision on it by the final day of June. No submissions have yet been made at this early stage, and the final date to submit observations or objections falls on June 9.
It follows plans for another exciting project on the other end of Ballincollig, which could see the construction of 130 new homes at the former Dell EMC site. Operations ceased at the site in 2021, and it has remained vacant since.
The development would involve demolishing the existing industrial unit and clearing the site before beginning work on a row of homes and two apartment blocks, ranging in height from three to six stories.
Cork City Council were due to make a decision on the proposal in mid-April, but further information has since been sought from the developers.
