Approved plans for a new healthcare facility and shops along one of Cavan town’s busiest thoroughfares is set to have an apartment complex developed in its place.
Local authority planners have approved plans for the building of eight apartments to complete a 29-strong apartment complex across four floors at Riverside Business Park, Ballinagh Road, Co. Cavan.
The plans, which were tabled by Philip & Bernadette Kiernan of PKBK Limited, follow planning approval which had previously been granted at the same site for the building of 24 apartments, two commercial units and a healthcare facility in August 2024.
In a design statement by Cavan based firm Michael Fitzpatrick Architects, local planners were informed how the revised plans were taken to avoid the initial designs falling foul of dereliction.
“The development is located within a mixed-use neighbourhood centre that is already well served by a range of existing commercial facilities, including a butcher shop, hairdresser, public house, and convenience stores — all within walking distance,” the statement outlined.
“Given this level of provision, the addition of further commercial units is not supported by demand and risks introducing vacant or underutilised space.”
The additional eight apartments at ground floor level PKBK outlined were earmarked to replace the two retail premises alongside changes to the location of bin and bicycle stores, existing car parking arrangements as well as the addition of an amenity space.
“The decision to remove the ground floor healthcare and retail units is based on a comprehensive reassessment of the site’s context, urban fabric, and current market demand,” local authority planners were told.
Cavan County Council has since granted planning approval to the revised plans subject to 35 conditions.
