Another major housing project for Cork city

Planning permission is being sought for a major new housing development on Cork’s northside, which will bring 441 new homes, a new creche and a range of public realm improvements to the area.
The application, lodged by developers Murnane & O’Shea, outlines plans for 185 new family homes and 256 apartments and duplex units. The development includes everything from one-bed apartments to semi-detached homes suitable for a large family.
The 185 homes outlined in the application comprise 25 four-bed units, 110 three-bed units, 48 two-bed units, and 2 single-bed units. These homes are a mix of semi-detached properties and townhouses.
The apartments and duplexes, which account for a majority of new homes in the development, are broken down as follows: 34 three-bed units, 135 two-bed units and 87 one-bed units. These will be split across 21 apartment blocks and duplex buildings, which range in height from three to four storeys

One of the apartment units will accommodate a commercial unit and a creche with the capacity for 122 children, and has also been proposed as part of the application.
Murnane & O’Shea is seeking permission for new road connections, traffic calming measures, cycle lanes, landscaping works, a new public recreation space and all other necessary site works. A ten-year grant of planning permission has been sought for the development.
A ruined structure at the proposed site just north of Blackpool will also need to be partially demolished to accommodate the development. No submissions have yet been made regarding the project, and locals have until August 6 to make themselves heard.
Cork City Council is due to make a decision on the application by August 27.
These plans follow the recent approval of another large residential development by the city council. This week, 124 new homes for Ballincollig were given the green light, bringing a long-vacant site back into use.
The West City development on the old Dell EMC site in Ballincollig, which closed back in 2021. Plans were lodged with the council back in February to build 130 homes at the site, but alterations to the plans delayed the decision until mid-July.
The alterations were made by request of Cork City Council, and while the plans are broadly similar, the changes reduced the number of homes from 130 to 124. This was due to the removal of the sixth-storey apartments following the council’s concerns about the development’s visual impact.
